About Kamal Silwal
As a senior agent at Ray White Commercial Sydney City Fringe, I lease and sell commercial properties for investors and business owners. Our core areas are business districts adjacent to the CBD, the inner west and south western suburbs, with my focus being Campsie, Burwood, Rockdale and surrounds. I cover locations from Botany Bay to Burwood along the Cooks River.
My career as a commercial real estate agent began several years ago, and before this, I worked as a restaurant manager and executive chef, managing many establishments. Today, I hold valuable insight into commercial property leases, tenant pressures and landlord opportunities.
After moving to Australia as a young adult, I studied IT and journeyed through hospitality before realising that my true passion was property. Studying the industry while at TAFE enabled me to learn, develop a network, recognise opportunities and act on them.
Initially, I worked for a real estate agency in Rockdale, in leasing – focusing on residential and commercial assets. Realising that commercial real estate was the best fit for me, I enjoy supporting our many different commercial clients. I help mum-and-dad commercial landlords, high-street retail shop owners, investors or business owners with large industrial and office spaces, childcare centres, boarding houses, and development sites.
At Ray White Sydney City Fringe, my work involves leasing and selling commercial assets for clients and advising on the sale of residential holdings if asked. I advise high-net-worth families on their entire portfolio of property assets and help clients navigate cashing in their investments when they reach certain life stages, such as retirement. Other day to day activities include sourcing opportunities for, and selling, development sites, securing tenants for new complexes and shopping centres. I can facilitate in feasibility studies for assets such as childcare centres, finding suitable locations and negotiating favourable deals.
A recent success was working with a shopping centre owner to add just over $1 million to the property’s annual rental income by identifying its untapped potential and suggesting ways to add value. Another was helping a client find a significantly more lucrative leasing agreement for a boarding house and shopfront. The success of these deals sees me entrusted with handling sales and leases across a wide range of assets in this family’s highly diversified portfolio of residential and commercial properties.
Former clients have praised my enthusiasm, professionalism and high energy in looking after their commercial real estate needs. I particularly enjoy understanding the breadth of what is involved in a commercial property holding, the many facets or opportunities to a deal, and getting to know my clients, who are often incredibly knowledgeable about their businesses and property holdings.
