The method of sale will be via the sale of shares in a company. This method of sale is a proven pathway to reduce loss of properties as a result of the sale, eliminates the need for assignment of the management agreements and reduces the cost and timelines for completion of the final settlement.
Under seller instruction, specific financial institutions will not be considered; purchases will be advised.
We offer approx 300 properties with an average fee of approx 8% inclusive of GST.
It's a non-franchise sale, and as a result, consent is not required.
The annual management fees stand at about $500,000.
We seek three times annual management fees. All liabilities will be paid out at settlement, and personal guarantees offered for any contingent liabilities.
The owner is at retirement age and, as such, is happy to sign an enforceable exclusion provision.
