3M Australia signs another 10 years at North Ryde

Manufacturer 3M Australia has taken out a one of the largest suburban office leases in Sydney this year, committing to a new 10-year lease for the 8080 square metre office building at 1 Rivett Road, North Ryde.

The five-level property, 15 kilometres from the Sydney CBD, has 1620 sq m floor plates and includes basement parking. It sits on a 1.2-hectare site.

While the rent is confidential, advertised gross annual rents for the property was about $165 a square metre.

MMJ Real Estate’s Cameron Algie and Chris Johnson and Colliers International’s James Douglas and Joe Ward handled negotiations.

$1125 a square metre

Nikko Asset Management has relocated to Level 26 of Tower One at the International Towers at Sydney’s Barangaroo after closing a five-year lease with options for a 850sq m office.

The firm moved from George Street in the CBD to the office with harbour views, for which it will pay a net annual rent of $1125 a square metre.

Tenant Representation Services represented Nikko while JLL’s William Hamilton marketed the property.

Charter Hall signs CEVA

Charter Hall has secured logistics group CEVA as a tenant for a 14,055 sq m industrial facility at 2-30 Saintly Drive in Truganina in Melbourne.

CEVA needed more space after expanding one of its automotive contracts.

Colliers International’s Nick Saunders negotiated the two-year lease at a gross annual rent of $77.50.

New digs

WA-based engineering firm Engenium has secured new headquarters in the Perth CBD after signing a long-term lease for a part level 2 office at the B-grade 88 William Street.

The 746sq m property was leased at a gross annual rent of $475 a square metre.

The refurbished four-level building with heritage facade spreads across 5500 sq m. It has balconies, ground floor retail and basement parking.

CBRE’s Andrew Denny handled the transaction.

Grassy knoll

Synthetic grass distributor Tuff Turf has closed a five-year lease with options for an A-grade office/warehouse in the Pellicano-owned Parkview Estate in Moorabbin, Melbourne, through Colliers International’s James Stott and Jonathan Mercuri.

The 4046 sq m property on a 6500 sq m site at 58 Sunmore Close was leased at a net annual rent of $100 a square metre.

Gone west

Kane Constructions has moved to western Sydney to grow its business and has leased a 880sq m warehouse with 2180sq m hardstand at 8 McCormack Street, Arndell Park.

The five-year lease was struck at a net annual rent of $116,000.

LJ Hooker’s Aymen Sobbi and Marcel Elias handled discussions for a private landlord.

Clever council

Melbourne’s Banyule City Council has secured the Department of Education and Training Victoria as a new tenant for its recently completed council complex at 1 Flintoff Street in Greensborough.

The council had refurbished the five-level property adding an additional 2200 sq m floor. The department leased 1320sq m of that floor for five years at a net annual rent of $350 a square metre.

CBRE’s Elise Betts and Gianni Macdonald negotiated the lease.

Medical move

Medical supplies company Able Living Group has agreed terms on a 1100 sq m refurbished warehouse at 65-67 Sheehans Road, Heidelberg West in Melbourne to accommodate its expansion.

Allard Shelton’s James Wagner brokered the deal at a net annual rent of $82,500 over four years.

Sell and lease

Engineers Scope Australia has relocated to 320 Burwood Road in Melbourne’s Hawthorn after striking a seven-year lease for a 1280 sq m office with landlord, McLean Delmo & Partners.

It sold its previous premises in Box Hill.

Colliers International’s Kevin Tutty, Rob Joyes and Michael Darvell and Gorman Commercial negotiated a gross annual rent of $460 per sq m.

Retail Two

Market Lane Coffee has opened a new outlet at 305 Coventry Street in South Melbourne after taking out a 10-year lease for the 60 sq m property with a private landlord.

It was leased at a gross annual rent of $45,000.

Property developer VIMG has signed new tenant restaurant Ishizuka for the 167sq m basement retail property at 137 Bourke Street in Melbourne CBD. This is the first restaurant in Australia for the US eatery.

The six-year term with options was struck at a gross annual rent of $88,000.

CBRE’s Tan Thach, Zelman Ainsworth and Samantha Hunt were responsible.

Unilode lease

Unilode Aviation Solutions has agreed terms with a private landlord for a 579 sq m office/warehouse at Unit 6, 53-57 Burrows Road, in Sydney’s Alexandria.

The two-year lease was closed at a net annual rent of $210 a square metre.

Knight Frank’s Peta Antoniou and Alex Sarroff managed discussions.

Mulgrave move

Metro Movers has leased a 1553 sq m warehouse at 1/22 Kalimna Drive, Mulgrave in Melbourne at a net annual rent of $125,000 on a three-year lease with options.

Knight Frank’s Stuart Gill acted for landlord Waverley Industrial Park.

Smart suite

Menswear company Roger David has secured a 460 sq m office at Building 1, 658 Church Street, Richmond from landlord Podco for its new Melbourne headquarters.

The lease term is five years and net annual rents are around mid $400 a square metre.

JLL’s Matt Brown-Greaves promoted the property.

Boutique industrial

Building firm Midson Constructions has secured a fully-fitted 128 sq m office/warehouse unit at the boutique complex at 167 Hyde Street, Yarraville in Melbourne for two years.

The private landlord agreed to a net annual rent of $29,000.

JLL’s Josh Freezer and Danielle Tadi brokered the deal.

More retail

Thai restaurant Timbarra Thai will open at 305 High Street in Ashburton, Melbourne, after leasing a 114 sq m retail space for five years with options at a gross annual rent of $45,000. Timbarra has negotiated a three-month rent-free incentive.

Blue Rose Baguette Cafe also leased a 75 sq m retail space at 350 Chapel Street, Prahran for a gross annual rent of $55,000 for the same term, for a new outlet.

Gray Johnson’s Rory White and Scott Ashby handled the deals.

Super deal

Myamba Super has signed up homelessness and housing support service VincentCare Victoria for a sublease of the 2,029 sq m office building at 17-19 Lieber Grover, Carrum Downs, in Melbourne for two years.

The net annual rent for the property is $70.65 per sq m, with no incentives.

Colliers International’s Gordon Code negotiated the tenancy.
