6 hotels for sale in NSW right now

Whether you’re looking for a prime investment opportunity or ready to run your own hospitality business, owning a hotel could be your next step.

From recently renovated luxury in the Hunter Valley to heritage potential in Goulburn, boutique hideaways in the city centre, and quaint country getaways, here’s a snapshot of some of the hotels for sale in NSW right now.

Tower Lodge, Pokolbin

The listing proclaims Tower Lodge to be the “most luxurious hotel in Hunter Valley”, and after a quick look through the images, it’s not hard to see why.

Behind the tall, wrought iron gates and long, winding driveway, the Spanish-style hotel is centred around a terracotta plaza. The property underwent a $6 million renovation in 2023 and features 14 guest suites – one of which includes a rooftop hot tub – a satellite pool, a sauna and gardens with views across the surrounding vineyards.

According to listing agents CBRE Hotels, there is also potential to add more accommodation on-site.

“Ownership has also explored the ability to expand the suite inventory … for the provision of an additional 10 villas, varying in size from 1-bedroom suites to a master 4-bedroom estate,” the listing says.

SKYE Suites Sydney Hotel, Sydney

Or perhaps you fancy something a little closer to the action? Stonebridge Property Group & HTL Property have listed “an ultra-rare Sydney CBD hotel and retail offering” in SKYE Suites Sydney Hotel and Our Skittle Place.

The former is offered with brand and management or vacant possession, while the latter has four leased investments, including the eatery Soul Origin.

Crystalbrook Albion, Sydney

Staying in Sydney but slightly further out of the CBD, the 34-room Crystalbrook Albion has been operating in the eclectic suburb of Surry Hills since 2018.

No two rooms are the same, but all make the most of the building’s 1900s charm, with features like exposed brick, heritage windows and panelled ceilings. Rooms range in size from The Cosy, at just 15 square metres, to the 55-square-metre Albion Suite, offering a range of options suitable for any traveller. Also on offer are sunset drinks at the self-serve Honour Bar, the hotel’s rooftop space.

“Now available with vacant possession, the property offers flexible ownership strategies, whether through self-management, continuing the existing HMA, or engaging a third-party operator,” say listing agents CBRE Hotels.

Light Horse Hotel, Harden

Three-and-a-half hours south-west of Sydney is the Hilltops Region town of Harden. Adjacent to Canberra and the Riverina, Harden is connected to both areas by the Burley Griffin Way and is a twin town of Murrumburrah.

It was in Murrumburrah that the First Australian Light Horse regiment was established in 1897 – but it is in Harden that the Light Horse Hotel is currently for sale.

The 1815-square-metre property still boasts plenty of gold rush-era charm, including a wraparound veranda and ornate ceilings. It offers multiple income streams, from the bar and restaurant downstairs and 12 accommodation rooms upstairs.

Boorowa Hotel, Boorowa

Also in the Hilltops Region, just 30 minutes north-east of Harden, is another country hotel brimming with opportunities.

The Boorowa Hotel – fondly known as the Top Pub – is a mainstay for locals and tourists alike.

Built in 1880, the two-storey building is found at the southern end of what is now the Boorowa Business Centre, in prime position on the corner of Marsden and Queen Streets.

Behind the double-brick facade, wrought iron fretwork and timber verandah, the hotel consists of a restaurant, cafe, three public bars, and 13 furnished rooms hosting up to 40 guests.

Mandelsons, Goulburn

Our final hotel isn’t strictly a hotel – yet. Mandelsons is a heritage-listed 1846 building in the centre of Goulburn.

Built from stone rubble on a 942-square-metre block, the property is currently owner-occupied but is zoned as B3 Commercial Core, offering plenty of opportunity to be transformed into boutique accommodation.

Original features, including the dark timber flooring, fireplaces and arched windows, have been carefully maintained, while more modern enhancements have been added, such as a newly installed 44-panel 15kW solar system.

Just seeing the foyer alone – with its chequerboard tile, high ceilings and sweeping staircase – is enough to get excited about what could be.
