Bank crosses the road for new Parramatta retail space
ANZ will move across the road in Parramatta, western Sydney, after leasing space for a new branch in Church Street.
Khoury & Partners’ Jon Race acted for lessor Dehsabzi Enterprises Pty Ltd, negotiating the five-year lease with two five-year options at Shop 5, 244 Church Street.
The gross rent for the 244sq m ground floor space is $225,000 per annum, with annual reviews of 3.5 per cent.
Outgoings are included although the lessee will pay any increase in outgoings, as well as consumables.
The deal includes an incentive of five months rent free.
Mr Race said the bank had been at its current Church Street location since 2000.
Cool warehouse deal
EFM Logistics Services Group has taken a five-year lease at the LOGOS-owned Altona Logistics Estate south-west of Melbourne.
JLL’s Matt Ellis and Matt Crofts secured the lease on 23,222sq m of the yet-to-be-completed facility at 34-58 Marshall Court, comprising temperature-controlled high-bay warehousing and 400sq m of office space.
Mr Ellis said EFM, a supply chain solutions provider, won a third-party logistics contract that had a requirement for temperature-controlled warehousing.
The facility is due to be completed in August.
Fresh fit-out
Saxo Capital Markets has leased a 975sq m office suite in Sydney’s CBD from Charter Hall, paying a rate of $975 per square metre over a five-year term.
Colliers International’s Chelsea Anstee and Knight Frank’s Al Dunlop negotiated the deal at 9 Castlereagh Street, where Charter Hall had undertaken a speculative fit-out.
Crane event
BLC Aluminium has secured a new 976sq m freestanding warehouse in Smithfield, in Sydney’s west.
The aluminium importer and distributor has agreed a three-year lease for 10 Cullen Place for a net rent of $130 per square metre, with an additional three-year option.
The warehouse has dual driveway access, internal clearances of up to 9.6 metres and office space on the first floor.
CBRE’s Janet Joljian managed the campaign for the vendor, Wealth Forever Pty Ltd.
“The property’s five-tonne gantry crane was among the features that appealed to BLC Aluminium,” she said.
Shark swims in
Shark Racking has leased an industrial property in Mount Kuring-Gai, north-west of Sydney.
Colliers International’s John Carney negotiated the deal at 17/7-15 Gundah Road for owner ESR.
The annual rent on the 1370sq m high-clearance warehouse is $135 per square metre.
