Barristers pay top rent for B-grade Sydney office
Sydney barristers’ chambers 16 Wardell Chambers, led by former solicitor-general and Federal Court judge Hon Robert Ellicott QC, has moved to a newly leased 753-square-metre office at level 10 of the St James Centre, at 111 Elizabeth Street, after being displaced from its 39 Martin Place offices due to the Sydney Metro construction.
The chambers has signed a seven-year lease on a gross annual rent of $845 a square metre for the B-grade St James office.
Ray White’s Christian Minards, who closed the deal, said the rent was a reflection of the tight office vacancy in Sydney.
Hornsby facelift
A skincare manufacturing group has agreed to a two-year lease with options for a 595-square-metre warehouse and office at 8/12 Cecil Road, Hornsby, in Sydney’s north, with Reitberger Family Property Pty Ltd paying a gross annual rent of $151 a square metre.
The self-contained warehouse has container access, an 80-square-metre office, 7.5-metre height clearance and five car spaces.
Colliers International’s Nick Gallo said the business needed a new location because it had outgrown its space in Dural, further north.
Titanic deal
Mining and agricultural company Titan Australia has secured a five-year lease with options over a 4099-square-metre industrial building at 6 Wonderland Drive, Eastern Creek, in Sydney’s west.
LJ Hooker’s Marcel Elias negotiated the net annual rent at $491,880.
Winning in Wetherill Park
Simco Catering Equipment has rented a 1169-square-metre office and warehouse at 2/26 McIlwraith Street, Wetherill Park, in Sydney’s west from a private investor to accommodate an expansion.
The company has signed a five-year lease with options at an initial net annual rent of $113,295 for the property with car parking, an office and amenities.
Colliers International’s Daniel Moroko handled the transaction.
Also in Wetherill Park, Agressor Corporation has also taken out a three-year lease with options over a 818-square-metre warehouse and office property on a 1389-square-metre site at 10 Vicars Place for expansion, after securing a large contract with Australia Post.
A private landlord agreed on a net annual rent of $115 a square metre through LJ Hooker’s Aymen Sobbi and Marcel Elias.
Fitzroy Fries
American Diner Chiquito & Co will open at a 248-square-metre double-storey shop with a 50-square-metre outdoor area at 275 Brunswick Street, Fitzroy, in Melbourne, after inking a six-year lease at a net annual rent of $165,000.
CBRE’s Zelman Ainsworth, Samantha Hunt and Tan Thach closed the deal.
Soper slips into Laverton North
Soper Industries has agreed terms on a five-year lease with options for a 12,640-square-metre warehouse in Laverton North, Melbourne, to accommodate its growing manufacturing, import, storage and freight businesses.
CBRE’s Todd Grima, Harry Kalaitzis and Tom Hayes brokered the lease at 74-80 Fitzgerald Road on a net annual rent of $560,684.70.
The facility comprises four warehouses with full truck drive-around access.
Matraville move
Husniye Yavuz and the estate of the late Salim Yavuz has signed on a new tenant, Bowerbird Interior Styling Group, for its 945-square-metre, high-clearance, clear-span warehouse with office at 42 McCauley Street, Matraville, in Sydney’s south.
Bowerbird Interior Styling will pay a gross annual rent of $172 a square metre plus outgoings for three years.
Colliers International’s Edward Princi acted on the deal.
HCL hops across
Listed IT services business HCL Australia has relocated to a newly leased 520-square-metre office at Vantage Property Investment’s eight-storey office building at 11 Queens Road, in St Kilda, Melbourne.
Previously at 484 St Kilda Road, HCL has agreed on a gross annual rent of between $400 and $500 a square metre on a three-year term.
Colliers International’s Vincent Tran and Matt Cosgrave negotiated the deal for Vantage.
Sporty South Melbourne
Commonwealth Games Australia has signed a five-year lease for a 300-square-metre office at 180 Albert Road, South Melbourne, to be closer to the Melbourne Sports and Aquatic Centre, relocating from Carlton.
Colliers International’s Vincent Tran and Lucy Martin negotiated a gross annual rent of between $430 and $480 a square metre.
Healthy Burleigh
Acai bar Kiss the Berry has opened its third outlet in Burleigh, Queensland, after signing a five-year lease for 9 Connor Street, comprising a two-storey building with 78 square metres on each floor.
CBRE’s Trisha Wamelink and Rudi Scutti negotiated a gross annual rent of $119,000.
Fulcrum pivots
Fulcrum 3D has leased a 255-square-metre warehouse at Unit 4, 76 Reserve Road, Artarmon, in Sydney’s lower north, for their solar business paying a gross annual rent of $300 a square metre under a three-year lease.
The hi-tech warehouse offers an office on a mezzanine level with a private balcony and an L-shape warehouse with a glass bi-fold door and five-metre clearance.
