Quality homes are posting strong results in Canberra’s property market, with several standout sales this week. As anticipated interest rate cuts potentially draw closer, there’s a growing belief that prices may rise, prompting some buyers to act before the market shifts.
On Saturday, Hive Property’s Tom Wiggins sold the renovated residence at 11 Padbury Street, Downer, for an undisclosed price believed to be around $1.8 million.
Wiggins said they had commenced with a private treaty campaign but switched to an auction, which attracted inspections by 60 groups and four registered bidders.
Set on an 847-square-metre block, the impressive north-facing house has a flexible and spacious floor plan, a gourmet kitchen with European appliances, five bedrooms, two bathrooms and an oversized double garage.
The property is a short walk from the Dickson CBD and Downer shopping precinct and is close to the Mount Ainslie Walking trail, Australian National University and the city CBD.
Independent Property Group’s Ray Moon sold the beautifully presented three-bedroom townhouse at 3/45 Goldner Circuit, Melba, to a downsizer for $830,000.
Moon said the campaign drew six registered bidders, with the property appealing to upsizers and downsizers.
“It’s a spacious, single-level home with a lovely courtyard and two separate living areas.”
Located in the boutique Ashgrove complex, the property features a peaceful environment adjacent to Melba’s Half Acre Wood and Wetland Park.
In Weston, the well-maintained and freshly updated two-bedroom townhouse at 18/1 Evergood Close was passed in on Saturday and is now for sale for more than $629,000.
Cream Residential’s Chris Wilson said they had conditional interest in the property, mostly from first-home buyers, and expected the property to sell in the coming days.
Positioned on the high side of a quiet and meticulously maintained development, the split-level townhouse is set behind a private courtyard. It is within walking distance of the Cooleman Court shopping centre and community amenities.
Weekday auctions showed mixed results, with Stone Real Estate selling the three-bedroom house at 26 Marie Pitt Street, Franklin, on Wednesday for $802,500.
On Thursday, the three-bedroom townhouse at 9/77 Mortimer Lewis Drive, Greenway, was passed in and is for sale through Belle Property Canberra for more than $699,000, while colleague Andrew White sold the two-bedroom house at 5 Glover Street, Lyneham, for $1 million.
In Palmerston, Luton Properties Alexander Barron sold the three-bedder at 38 Haystack Crescent for $650,000.
The clearance rate dipped to 43 per cent last weekend, well down from the 53 per cent recorded a year prior.
