
CityState Property to build 37-storey tower near German Lutheran church site
Residential developer, CityState Property is building a 37-storey, mixed-use tower at the corner of Sydney’s Goulburn and Elizabeth Streets, the site of the Crown Hotel and the German Lutheran Church, for $63.8 million.
The developer has launched a stage one development application for the project at the corner site at 90-104 Goulburn Street which spans over seven lots.
The project will involve a building envelope up to 121 metres high, the demolition of the rear of the Goldsmith Building at 92-96 Goulburn Street and the complete demolition of the Goulburn Street Kaplan Aspect Sydney office building at 98-104 Goulburn Street.
Five buildings are heritage listed, including 160 Elizabeth, 90 Goulburn and 92-96 Goulburn Streets.
Four additional heritage-listed structures, a Lutheran Church and three terrace buildings are adjacent to the hotel.
The developer also proposed heritage-conservation works at the heritage-listed Crown Hotel.
The German Lutheran Church at 90B Goulburn Street will be retained.
The project will include seven levels of basement parking, retail tenancies at the ground level, commercial uses at levels two to six and residential accommodation on the upper floors.
Next to church and pub
The building on the 1029 square metre site, with 10,820 square metres of gross floor residential area, will sit next to the Crown Hotel pub and the church at the ground level.
SJB Architects are the project’s architects.
Privately owned CityState Property was project manager for the CBus Property’s redevelopment of the heritage -listed Commonwealth Bank Building at 5 Martin Place. It also project-managed the Darling Island residential master plan in Pyrmont.
CityState is quietly ramping up its residential portfolio which includes a 104-apartment residential project, “Montrose” in North Sydney, the 100-apartment tower, “Capitol” in Bondi Junction and a beachside resort at Ettalong beach on the Central Coast, the $80 million, Ettalong Beach Resort, which has 236 serviced apartments.
The company is run by former Multiplex’s Mark Maryska who was also previously a general manager with Laing O’Rourke.
The other co-founder is Scott Thomas who has 27 years’ experience in the property development and construction industry.
