This Collingwood brothel has seen plenty of turnover, but now its 80-year-old madame is on the prowl for a new owner.

After years of servicing clientele, the purpose-built house of pleasure Le Boudoir at 81 Rokeby Street is ready for a different kind of transaction – to the tune of $3.5 million.

The 108-square-metre brothel is well-positioned in a “brilliant location” near busy Smith Street – rated as one of the world’s coolest streets by Time Out magazine – and frothing with potential.

New owners may wish to erect up to eight extra floors, subject to council approval. 

Inside the 1997 purpose-built pleasure den, there are six bedrooms and six bathrooms, two separate lounges – one for the ladies, another for the gentlemen – as well as a ladies’ powder room, laundry and kitchen for those post-workout nibbles.

Extra features include excellent security and climate control, making the world’s oldest profession a little less goose-bumpy.

Selling agent Anthony D’Ambros of Core Commercial Real Estate said the property came with a lifetime permit and would be sold with a 20-year lease with five-year options, with the possibility of a 6 per cent rental return.

“The endless possibilities, brilliant location, means this land value will remain in high demand for many years to come,” the listing reads.

D’Ambros said the owner, an 80-year-old woman who built the business up with her partner over the past 28 years, has turned the property into an iconic inner-city destination decorated in her own style, paying homage to Camilla Design. 

“I think it’s a fantastic property, an excellent investment,” said D’Ambros.

Le Boudoir’s website states the venue is “one of Melbourne’s only female owned and operated brothels with a collective knowledge of over 60 years in the sex industry”.
