Fiction Nightclub takes Canberra lease

Fiction Nightclub has taken over the 850 square metre retail space at 50 Bunda Street in Canberra on a new seven-year lease with options following the closure of the previous nightclub, Academy.

The gross annual rent on the lease is confidential but market rates are between $340 to $370 a square metre.

Challenger feels the pulse

Investment management company Challenger has leased an 823 square metre office at its recently acquired office building Childers Square, 14 Childers Street in Canberra to the Commonwealth of Australia for five years. The space will be used by the Department of Health.

The building has parking and end-of-trip facilities. It is understood the gross annual rent for the property is about $460 to $480 a square metre.

Colliers International’s Michael Ceacis brokered the deal.

Barton deal

Patersons Securities Limited has agreed terms on a three-year lease for a 108 square metre office at the National Press Club office building at 16 National Circuit in Barton, ACT.

It is understood the gross annual rent on the lease is between $380 to $410 a square metre.

$1050 a square metre

Autumn Compass has relocated to a newly leased a 480 square metre office at the new Sydney office development One Wharf Lane at 171 Sussex Street, paying a net annual rent of $1050 a square metre under a five-year lease.

The property overlooks Darling Harbour and adjoins the newly redeveloped Hyatt Regency Sydney.

Colliers International’s Oliver Archibald, Jock Gilchrist and Thomas Fredriksen brokered the deal.

Success!

Education business Success Early Learning has committed to a 15-year lease over a 837 square metre large format retail space with a yard at 660 Beeliar Drive in Success, WA, for an expansion.

The property has a single-level tilt-panel showroom, a kitchenette and roller door access at the rear and was leased at a net annual rent of $252,000.

Vend Property’s Jeff Klopper handled the deal for landlord 6154 Nominees Pty Ltd.

Westside shoes

Direct Shoe Warehouse will relocate to a newly leased, fully refurbished 120 square metre office at 63-79 Parramatta Road in Silverwater’s Gateway Business Park in Sydney’s west under a five-year lease.

CBRE’s Maria Mangcoy and Stephen Panagiotopoulos struck a net annual rent of $300 a square metre for landlord Ringmer Pacific.

Alexandria duo

Pioneer Management and Think Positive Prints have both expanded into larger premises in Alexandria, Sydney, under new leases.

Pioneer has leased an 828 square metre strata unit at Unit 3, 562 Gardeners Road from a private investor, paying a net annual rent of $180 on a three-year lease with options.

Knight Frank’s Alex Sarroff was responsible.

Think Positive Prints inked a five-year lease over a 1280 square metre office/warehouse from Pemika Pty Ltd on a net annual rent of $190 a square metre.

Knight Frank’s Mark Silva closed the deal.

Adelaide courtyard

Growing company Senversa Pty Ltd has secured part of the ground floor office at 190 Flinders Street in the Adelaide CBD on a three-year lease with options.

The building, owned by Mackvale Pty Ltd through PPI Funds Management, offers a private outdoor courtyard.

Savills’ Adam Hartley and Alexandra McGee leased the 156 square metre space on a gross annual rent of $370 a square metre.
