Five places you can buy cheap land that's close to a capital city

Hotly contested land in the city can be sky high and sell for thousands of dollars per square metre, but there’s no surprise land prices reduce dramatically once you head out into the bush.

But for something affordable you don’t need to look too far away – there are still a variety of properties for sale for under $1 a square metre within two hours from Australia’s capital cities.

Here are six properties that could be used for a weekend escape, large-scale or hobby farming or perhaps building a house and beginning a tree change (once you can get approval, of course).

Bredbo, NSW

At just 10 cents a square metre this could be some of the most affordable land in Australia right now, and its located roughly 80 kilometres away from Canberra.

The first challenge would be accessing the block, which is on a firetrail suited only for four-wheel-driving. The second is that there isn’t a whole lot you could do with the land – there’s no building entitlement or power.

But with a creek running through it, it’s a very peaceful space in NSW high country bordering onto Namadgi National Park and would make for a perfect private camping spot.

Sedan, South Australia

With views of the Barossa ranges, this land is perched on top of Black and White Hill, seven kilometres north east of the township of Sedan and 107 kilometres from Adelaide.

The property hasn’t been grazed in 20 years and is covered in dense regenerated vegetation, meaning there’s plenty of wildlife around. The listing advises that the property could be built upon, subject to council approval.

Pyalong, VIC

Only 97 kilometres or roughly an hour’s drive away from Melbourne, this property can be used as a weekender with accommodation already on site.

Currently agisted to sheep and served by two dams, it could be suitable for horses, cattle or sheep and has the advantage of two road frontages.

Cannon Creek, QLD

True to its name, there is a creek running through this unusually shaped block 97 kilometres from Brisbane and 108 kilometres from the Gold Coast, making it potentially a very peaceful retreat.

The abundance of trees on the property would likely prevent farming the land, but do help the property feel very secluded.

Bullio, NSW

After browsing land prices in Sydney, this property two hours out of the city might seem too good to be true.

Located in Bullio in the Southern Highlands, it has prior development approval for a house and features a spectacular vista of sandstone cliffs.
