Five Victorian vineyards to pick if you enjoy making your own drop
Who hasn’t dreamed about running away from the 9-5 and buying somewhere more bucolic?
With house prices still skyrocketing in Melbourne, the thought of your office being in an idyllic setting in the countryside could be tempting, especially if you can work at something as enjoyable as winemaking – or at the very least grape growing.
Sure you’ll need a bit of know-how, but many of these Victorian vineyards offer other possible income streams too. And with the price of good-quality agricultural land improving at a fare old clip, now might be good chance to take the plunge.
Here are five affordable vineyards up for sale right now.
King River Estate Winery
$1.5 million
Only a 20-minute drive from Wangaratta and a one-hour trip from Albury, this 24-hectare property is nestled among the foothills of the King Valley, the state’s renowned wine, fly fishing and alpine tourism region.
The property is home to a fully operational vineyard, and the sale includes the brand and IP of the 25-year old winery too, along with the facilities, equipment, accommodation and existing stock.
Its owners says it’s a “brilliant opportunity for those seeking to enter Australia’s growing national and international wine productive and wine tourism markets”.
Newton’s Ridge Estate Vineyard & Winery
$1.2 million
This 11-hectare property not only comes with 3 hectares of vines, but is also a stone’s throw from the Great Ocean Road, Otway Ranges and the famed 12 Apostles.
Included in the sale is a large home that was built to be used as a B&B, so that could be a secondary income stream.
The vineyards produce about 10,000 bottles a year from 18-year-old vines, and with a swath of tourists traversing the Great Ocean Road, it should be pretty easy to sell them too.
Eagles Rise Vineyard
$1.6 million
The Eagles Rise vineyard was established more than a decade ago by David Dillon on the same site that he used to go fishing as a teenager.
Perched up above the Moorabool River Valley and looking out towards Geelong, the 17-hectare site features more than 20,000 vines that are capable of producing about 40,000 bottles, turning over $500,000 annually, while fruit sales alone can yield $80,000 a year.
The sale also comes with a four-bay machinery shed housing wine-making equipment.
Garners Vineyard
While seemingly a world away, this 34-hectare property is only 90 minutes from the Melbourne CBD and is just off the Hume Highway. The huge, two-storey manor features four bedrooms and bathrooms and a woodfire pizza oven.
Situated in the Shepparton region north-east of Victoria, the property is split into five paddocks and features a large lake that waters the vines.
The approximately 2 hectares of grapes produce award-winning, four-star James Halliday shiraz.
Oxley Winery and Vineyard
$1.9 million
The owners of this vineyard have been making award-winning wine since 1860, and the Oxley Winery and Vineyard is now up for grabs. Set among the iconic King Valley region, the 8.7-hectare property has about 6 hectares under vine, with potential to increase or subdivide.
The sale comes with a wine-tasting area, shop, laboratory to test the wine and full wine-making facilities.
