Holiday park fronting Western Australia's pristine Geographe Bay on the market
Western Australia is famous for its white, sandy beaches, crystal-clear water and breathtaking sunsets – and now, the rare opportunity to enjoy all the coast has to offer while at work has arisen on the state’s south-west coast.
Minutes from Busselton, on the pristine waters of Geographe Bay, sits the Sandy Bay Holiday Park, a 1.77-hectare tourism asset in the Busselton-Margaret River region.
The “meticulously maintained” holiday park offers a diverse mix of accommodation types. As well as 15 powered sites – nine caravan/tent and six tent – 51 long-term, semi-permanent caravan bays provide “significant annual income potential”, according to listing agent JLL.
All of the sites have access to amenities including a communal kitchen, children’s playground, ablution and laundry facilities, and barbecue and picnic areas.
The property also holds 18 cabins – a mix of Swiss-style and rammed-earth chalets sleeping four and six people, respectively. Each cabin contains a fully contained kitchen, dining and lounge areas, and a private bathroom and shower. For the cooler months, slow-combustion wood-burning fireplaces promise a cosy winter getaway.
Within a stone’s throw of the beach, the park is separated from the sand by only a cycleway that stretches along the coast from the town centre and out to the famous Busselton Jetty – the longest jetty in the southern hemisphere – and the Underwater Observatory.
“Sandy Bay Holiday Park boasts a strategic location within the greater Busselton metropolitan area, offering beautiful beachfront access and convenient access to the retail and commercial facilities of the nearby Vasse town centre,” says JLL senior director Sean Flynn.
“There is also significant scope for an operator to either continue this long trading and successful tourism business or expand infrastructure through new initiatives such as the introduction of premium glamping sites, en-suite sites and additional chalet accommodation, to increase both capacity and revenue potential.”
With dozens of five-star reviews, Sandy Bay Holiday Park has operated since the 1970s, enjoying a steady flow of return visitors. The region itself has experienced a boom in popularity in recent years; a $73 million upgrade to the Busselton Margaret River Airport has resulted in an increase of passengers from around 25,000 a year pre-COVID to close to 100,000 in 2024, according to JLL.
“The south-west corner of Western Australia has earned itself a deserved reputation for its pristine coastline, world-class wineries, luxury tourist accommodation, numerous food and beverage offerings, and renowned surf breaks,” says JLL senior director Nigel Freshwater.
“The area is also continually undergoing major infrastructure developments, from the Busselton Margaret River Airport expansion to the Bunbury Outer Ring Road project, which has reduced the journey from Perth by 20 minutes.”
Sandy Bay Holiday Park is being offered on a freehold walk in, walk out basis.
