Set in one of Australia’s most popular wine regions two-hours drive from Sydney, a pet-friendly boutique vineyard estate with resort-style pools is looking to attract new owners.

The accommodation offering is located in historic Pokolbin, an area with bragging rights to the highest concentration of wineries in the region, with labels like Tyrell’s, Tulloch, McGuigan, Drayton and De Bortelli.

Thistle Hill Guest House, at 591 Hermitage Road, is an immaculately presented property with thriving guest bookings, which caters to large groups – up to 50 people across 15 rooms.

Set amid some of Australia's best wine country, the estate offers plenty of opportunity for the future.

It is being marketed by Cain Beckett from Jurds Real Estate, who said it consistently rates among the Hunter’s best stays, despite fierce competition, with an income stream of $800,000 per annum and a price tag of between $5.95 million to $6.25 million.

“We had a price change recently, dropped it by half a million dollars,” Beckett said.

“I do have one party speaking to their accountant, but no offers as yet.”

Beckett said the owners bought it just before lockdown in 2019.

“These guys have kept their income static, which is good in terms of the current climate,” he added, “as not many have”.

Thistle Hill Guest House, amid 7.5 hectares of sweeping hills, has attracted a Google review average of 4.8 stars.

A hotspot for health retreats, dance troupes, creative arts workshops and sporting groups, the guest house is also popular for weddings and corporate events. Guests can opt to self-cater or request full catering.

Its owners offer guests exclusive use of their expansive grounds for private functions.

“We’re one of the few premium accommodation providers allowing your group the flexibility of self-catering or fully serviced retreats and events,” its website reads.

The venue, which specialises in sophistication, privacy and flexibility, is offered with current management or to be run independently.

Accommodation ranges from an eight-bedroom French-provincial-style boutique hotel to a more private quaint cottage that sleeps six and a newly-built five-bedroom modern luxury villa, which could also double as an owner’s residence.

“The outside area has a sparkling state-of-the-art swimming pool with limestone surrounds, superb landscaping and manicured lawns and gardens,” the listing reads.

Guests can practise yoga by the dam, keep warm by the sandstone fire pit, play croquet on the lawn, hang out in the pavilion, or relax by one of the pools or in secluded garden nooks.

The Hunter Valley is home to premium wineries, restaurants and spas, and its viticulture history dates back to the 1800s.

It has since become home to some of the nation’s top wineries, cellar doors and award-winning restaurants. It also boasts the Hunter Valley Gardens, some 14 hectares of formal gardens and eight kilometres of walking paths.
