Investment on tap for new owner of Bentspoke Brewery building

From its custom-made tap handles to the chandeliers built from bike parts, Bentspoke Brewing Co’s Braddon stronghold has been a distinctly recognisable presence on Mort Street for more than a decade.

Now, the building that houses the multi-award-winning brewery is for sale, serving up a prime investment opportunity in the heart of Canberra.

The brainchild of twice-crowned Australian champion brewer Richard Watkins and self-professed “Jill of all trades” Tracy Margrain, Bentspoke Brewing opened the doors to its BrewPub in June 2014, pouring 3000 litres of beer and cider on the opening weekend alone.

It’s continued a brisk trade since. The Braddon venue is home to 26 different draught beers and ciders and two hand-pumped beers, all brewed on-site. While many have scooped an award or two over the years, perhaps the most highly decorated is Craftshank, voted Australia’s number one IPA in the GABS Hottest 100 seven years in a row.

“Located within Canberra’s hospitality heartland in Braddon and surrounded by hotels, apartments, restaurants and metres from Canberra’s CBD, Bentspoke is an institution and will provide a long-term investment opportunity for a savvy investor.”

The 369-square-metre property is spread across two levels and includes a large undercover outdoor dining area, brewery fit-out and commercial kitchen. The “industrial but inviting” decor features plenty of dark wood, stainless steel and glass, alongside the aforementioned chandeliers welded by Margrain and local bike-building group Rat Patrol.

According to the listing, the investment also includes a new lease with options to 2040 and a net income of more than $250,000 a year.
