Legal eagle signs up at historical Melbourne building
Solicitor Paul Webster has leased an 86 square metres space at a character building in Melbourne’s western CBD.
Fitzroys’ Samuel Friend and Stephen Land of Fitzroys negotiated the lease at Bennelong House, 9 Queen Street, on behalf of the Bennelong Foundation.
The one-year deal with four further one-year terms was struck at $35,000 per annum plus outgoings and GST.
Formerly known as the Felton Building, Bennelong House was designed by Friedrich Wilhelm Prell and built in 1886.
Mr Friend said the tenant was seeking a location in the CBD to be close to clients.
Cafe rolls in
Further along Queen Street, a Vietnamese-inspired cafe is set to open its doors after signing a 10-year lease for 110 square metres of space.
CBRE’s Tan Thach and Zelman Ainsworth managed the deal on behalf of a private landlord for Chom Chom Cafe’s new 160 Queen Street premises, which will be opposite Cbus Property’s landmark $1 billion tower development at 435 Bourke Street.
The cafe’s rent is $75,000 per annum.
Turnkey target
Fastrack Technology has leased a 96 square metres office at 580 Collins Street, Melbourne.
Colliers International’s Alissa Woods and Milly Stockdale completed the deal on behalf of a private landlord after the completion of a turnkey office fit-out.
The gross rental is $550 per square metre and the lease term is five years, plus a five-year option.
Ms Woods said there was strong demand for small suites in Melbourne’s CBD with the most successful landlords in market segment offering speculative suites that are ready to move into.
New vantage point
ActiveCampaign has sub-leased an 863-square-metre office in Sydney’s CBD from Vantage Offices.
The marketing automation software company will pay about $900 per square metre for the full-floor tenancy on level 20 at 233 Castlereagh Street.
Savills’ Chris Rowe negotiated the two-year deal. The 24-level tower has upper-floor views over Hyde Park and Sydney Harbour.
High Street for Vinnies
St Vincent De Paul will open a new Vinnies store in Melbourne’s Thornbury after securing a 550-square-metre space at 885 High Street.
Fitzroys’ Ervin Niyaz and Terence Yeh negotiated the five-year lease with options for the ground floor of the two-storey building on behalf of AMC Invest Pty Ltd.
Inquiries for the tenancy had came from gyms, supermarkets, medical operators, pharmacies, restaurants and events spaces, function centres, and art galleries.
The leasing rate was not disclosed but rents in the retail strip range from $300 to $450 per square metre net.
Revamp seals deal
Vanguard Solutions Pty Ltd has signed a three-year lease for a 264-square-metre tenancy in the Perth CBD.
JLL’s Warren Wright brokered the deal for Level 9, 182 St Georges Terrace on behalf of Zone Q. The gross rent is $615 per square metre.
Mr Wright said the new tenancy fit-out and major building renovations had attracted the company to the space.
Smart move
Intelligent Pathways will move into the newly refurbished 500 Queen Street in Brisbane CBD after signing a seven-year lease for 422-square-metre of office space.
Colliers International’s Andrea Cano negotiated the lease for the full-floor tenancy for Great Western Corporation. The tech solutions company will relocate in July from its address at nearby 549 Queen Street, which it has occupied for six years.
The leasing rate is confidential but office space in the 15-storey B-grade tower is being marketed for around $650 per square metre.
Project pathway
A Commonwealth of Australia tenant scaling up to undertake a major project has leased 9304 square metres of office space in Belconnen, Canberra.
Colliers International’s Aaron Bruce negotiated the lease at 40 Cameron Avenue on behalf of CorVal Partners.
The space is over various levels of the building and lease terms are staggered to align with the project timeline, leading up to a peak in 2022.
Rents in the building are confidential but comparable office space has market rates of $350 to $395 per square metre, according to the agency.
Spain reigns
A Spanish restaurant and bar has edged out strong competition to lease retail premises of 302sq m in Melbourne’s Fitzroy.
Savills’ John McLaughlan and Glenn Ye brokered the deal for the fitted-out space at 364-366 Brunswick Street on behalf of a private landlord after fielding more than 60 inquiries and multiple offers to lease.
The tenant, an experienced restaurant operator, will have a 15-metre frontage and kerbside dining. Vegie Bar, Transformer and Lune Croissanterie are among the neighbours.
The leasing rate is circa $550 gross per square metre.
Studio cartwheels in
Crown Calisthenics has leased a 514-square-metre industrial property in Melbourne’s east.
Colliers International’s Harry Larwill negotiated the 10-year lease over 19 Harker Street, Burwood, for a private lessor. The gross rental is $110 per square metre.
Mr Larwill said Crown Calisthenics had been in the market for a few years and secured the space one day after it was launched to market.
“The quick take-up of this space is also further evidence of the tightly held nature of the Burwood industrial market,” he said.
On track for Truganina
Town & Country Transport and Logistics has leased a 1281-square-metre office and high-clearance warehouse facility at Truganina, west of Melbourne.
Knight Frank’s Michael Satterley and Andrew Gallucci secured the tenant within one month of the 53 Paraweena Drive property reaching practical completion.
The transport company will pay a gross annual rental rate equating to $98 per square metre for the property, which is in the Mangana Industrial Estate.
