MYOB leases more inner-city office space for workers who don't want to travel to the suburbs

An Australian multinational software company based in Glen Waverley is leasing more office space in inner city Melbourne for its creative staff who don’t want to travel to the suburbs.

MYOB Australia has taken space in 449 Punt Road, a distinctive semi-circle shaped building abutting the Monash Freeway on-ramp, near the Richmond Silos and train station, its second inner city office lease in a year.

It is understood the Punt Road space was offered for a short term of about two years, giving carsales.com.au, which occupies the rest of the building, the opportunity to take it back if needed.

The office building was developed almost 10 years ago by private developer Ben Genser, who it was revealed last week won a tender to build a $100 million plus ski resort on government land in Mount Hotham.

In a riverside pocket also known as Cremorne, the building is now held by a group listed on the Johannesburg stock exchange.

Colliers International’s Ash Dean and Travis Myerscough offered the “fully fitted and data cabled” space late last year, and MYOB is paying a speculated rate of $375 per square metre a year.

The offering included a reception, boardroom, meeting rooms, workstations, server room and kitchen. The building includes a large ground floor courtyard.

MYOB Technology’s Melbourne headquarters covers 4900 square metres at The Glen Shopping Centre, about 30 kilometres south east of the city in Glen Waverley, a site chosen because it said “many of its 500 employees live in the area”.

However, after recognising last year that creative staff didn’t want to work in Glen Waverley, MYOB leased 2755 square metres at 167 Cremorne Street, Cremorne, near 449 Punt Road, for its technical engineering and experience team. It was reported MYOB is paying $290 per square metre a year for the Cremorne Street space, about three kilometres east of town.

It is understood the 449 Punt Road office will accommodate overflow staff from 167 Cremorne Street.

Earlier this year, carsales.com.au founder Greg Roebuck announced he would resign from the position of chief executive and managing director of the website he founded in 1997.

In early 2015 the company was the victim of a marketing campaign by a rival, carsguide.com.au, which hired a billboard next door to 449 Punt Road, then painted on it an arrow pointing to the carsales.com.au office with the words “someone in this area charges you to sell your car. Hint hint”.
