Opportunity ripe for picking at 20-hectare property in the Adelaide Hills

As the sun sets over the hillside at Posto Hills, it’s hard to believe that the view, looking out over neat rows of vines and lush bushland, was once only enjoyed by those working at the then-commercial orchard.

The 20-hectare property has since been lovingly transitioned from that working organic apple and pear orchard into a creative eco-tourism sanctuary, and is now being presented by TOOP+TOOP Real Estate as the foundations of an “inspired lifestyle build or thriving Adelaide Hills eco-tourism and produce venture”.

Just 30 minutes from the Adelaide CBD, 1 Stentiford Road offers a unique mix of opportunities and potential income streams. Buildings previously used to wash and store fruit have been updated and enhanced to create a multi-use space that just scratches the surface of what could be, says listing agent James Lindsay.

“It’s a stunning 50-acre [20-hectare] property,” he says. “You have a cold store facility and large hard-stand wash bay and shedding area that’s now been converted into a beautiful function centre and studio, with kitchenette and facilities for guests.”

Those spaces are already being well utilised. The function room, fitted with a commercial wood-fired pizza oven, has already played host to a number of events, including a Tasting Australia dinner, and the studio, though equipped to provide accommodation to visitors or paying guests, has had a tattoo artist in residence.

Another addition to the property has been the introduction of mobile tiny homes for short-stay accommodation.

There is currently one tiny home in situ, which is being offered as an additional extra in the sale. Construction of an additional cabin is well underway, with framing and flooring complete and all materials “ready to go”, Lindsay says.

Considering the size of the property, there is ample space for several more tiny home retreats, subject to council approval, to nestle in among the expansive bushland. What better setting for an escape from the hustle and bustle of the world?

You could take a dip in your private lagoon or catch yabbies in the dams. Spot koalas and kangaroos while walking along the nature trails, or take your pick of the fruit growing in the hectare of orchards: pink lady, fuji, gala and granny apples, and Packham and lemon bergamot pears.

Lindsay says the privacy of the valley lends itself to either a private lifestyle property or an eco-tourism and hospitality hub, and adds, “That local serenity, privacy and tranquillity [is] all within a very commutable distance of the city.”

Most importantly, the property is more than set up to cope with the demands of a thriving residence. A new 26-kilowatt solar energy system has been installed along with a new septic system. There’s also “an abundance of water”, Lindsay says.

“There’s a 50-megalitre water licence, so it’s very secure on that front, which, from an agricultural perspective but also a presentation perspective, should give all types of buyers peace of mind,” he says.

“It’s got a constant flow of spring quality water available to it.”

Other key features of the property include an organic market garden, paddocks previously cut for hay, and undercover parking for six or more cars.
