Residential developer sought to revitalise suburb only 12km from Perth CBD
The WA government is seeking a partner to build up to 160 affordable homes on an old primary school site just 12 kilometres from the Perth CBD.
Proposals from developers are being sought to deliver up to 160 private, affordable and social housing homes on the site of the former Hainsworth Primary School in Girrawheen.
Housing Minister Brendon Grylls said the 4.2-hectare site at 16 Harford Way presented a rare opportunity for the private sector to partner the state government and deliver affordable medium-density housing in a revitalised suburb.
“The Hainsworth project will create a vibrant, diverse community near parks, schools and a community centre,” Mr Grylls said.

The Housing Authority will harness the creativity and experience of a private sector partner to achieve its vision of transforming middle-ring urban living through affordable, diverse and environmentally sustainable housing.
The successful proponent will facilitate all aspects of the development process from concept to keys. Site work is expected to start in mid-2017.
“The Hainsworth project presents an attractive commercial opportunity for private developers to showcase a contemporary, attractive infill development,” the Minister said.
“It will provide a greater diversity of housing choice in Girrawheen, including modern contemporary apartments and semi-detached housing on small cottage lots.
“The design will also incorporate existing native vegetation to preserve some of the larger established trees.”
The suburb of Girrawheen, located about 15 kilometres north of Perth city, was established in the 1970s. The name Girrawheen is an Eastern states Aboriginal word meaning “place of flowers”.
Part of the city of Wanneroo, the suburb has two public and two private schools, a community centre, a library, and sports facilities including a golf course, tennis courts and a skate park.
The Hainsworth project is one of a number of government-led projects to reactivate urban areas across Perth and regional Western Australia.
The WA Government has partnered with a number of private sector developers to create affordable housing across the state, part of a strategy to deliver 30,000 affordable homes by 2020.
Just last month a key affordable housing joint venture – One on Aberdeen in Northbridge – received national recognition after being named Australia’s best affordable housing development at the National Property Council of Australia Innovation and Excellence Awards.
