
Retail block in Sydney's inner west tipped for hot sale at Burgess Rawson portfolio auction
A corner retail block in Sydney’s inner west is one of the properties expected to draw in hot interest at the Burgess Rawson portfolio auction in Sydney on Tuesday.
The two-storey building at 63 Majors Bay Road, Concord, has attracted more than 140 enquiries and is expected to sell at a yield of 5 per cent or lower.
The property earns a net income of about $327,000 a year excluding GST, with annual increases of 3 to 3.5 per cent.
Burgess Rawson selling agent Kieran Bourke, who has the listing with Simon Staddon, said the property is located in “arguably one of the best retail strips in Sydney”.
“You might have to wait five or 10 years for a property like this in Concord to come up again,” he said.
Its location and suburb have been the listing’s major drawcards.
“Inner west is always strong, we always see a spike in enquiries and interest when we list something in the inner west.”
Buyer interest is coming from the inner west, across NSW, Victoria and Brisbane.
The ground floor of the 310-square-metre building is leased to Priceline Pharmacy until October 2025 and the physiotherapy occupies the first floor until February 2021. Both come with five-year options.
Another property tipped to attract strong bidding is a childcare centre at 2 Hickory Close, Alfords Point.
It has been leased to childcare businesses continually for the past 30 years and is currently tenanted by Best Kidz Early Learning Centre until February 2028 with options until 2038.
The recently refurbished building earns a net income of $170,000 plus GST with fixed 3-per-cent annual rental increases.
The two assets are among eight commercial properties across NSW and Queensland expected to sell at the portfolio auction.
Price guides for the eight listings start from $500,000 to more than $7 million.
Two childcare centres in NSW and an office property in Cairns have already sold pre-auction.
The portfolio auction will be held at Doltone House Hyde Park, 181 Elizabeth Street, Sydney, from 11am.
