
Rogerscorp's MONARC health and childcare hub gets three pre-leases
Brisbane developer Rogerscorp has struck three pre-leases at its MONARC health and childcare hub in Everton Park, Brisbane, ahead of the start of construction.
The health and childcare hub is the first stage of a new 1.1-hectare, mixed-use urban precinct, MONARC, which will also have four apartment towers.
The Everton Park Medical Centre will occupy 600 square metres of the hub after its private owners signed a 10-year lease with options. Colliers International’s Harry Dever and Chris O’Driscoll brokered the deal.
Harmony Early Learning Journey will open a 112-place childcare centre after agreeing terms on a 20-year lease with options through Cushman & Wakefield’s Mitchell Willett.
A chemist has also leased 200 square metres of space with options, dealing directly with developer Rogerscorp.
The 2763-square-metre MONARC health and childcare hub has 72 car spaces. It will have a 14-year weighted average lease expiry following the recent leases.
Redhill roll
Redhill Education has moved to a newly leased 1176-square-metre office on Levels 1 and 2 of 72 Mary Street, Surry Hills in Sydney, after striking a five-year deal at a gross annual rent of $700 a square metre.
Savills’ Chris Rowe and Tom Mott said the building was a cost-effective “plug ‘n’ play” and 9B-approved property.
Surf away
The Surfboard Warehouse has struck a three-year lease deal with landlord Windarra Property Group over a 471-square-metre retail space at 476 Scarborough Beach Road, Osborne Park in Perth, for its first West Australian store.
Vend Property’s Paul Davison negotiated a net annual rent of $98,910.
Bigger and better
Freight Assist Australia will move its NSW headquarters to Wetherill Park in Sydney’s west after leasing a 5100-square-metre warehouse at 488-490 Victoria Street.
The five-year lease was struck at an initial net annual rent of $112.50 a square metre with options and will accommodate the company’s expansion.
CBRE’s Elijah Shakir, Adam Tresidder and John Tsoutsa represented the landlord, GMS Properties (Aust).
The property has an all-weather awning, internal clearances of up to nine metres, access through four on grade roller doors and six recessed docks.
Small office
Private landlord 888 United has signed on FCS Computer Systems (Australia) for a 76-square-metre strata office lease at Level 4, 142 Clarence Street, in the Sydney CBD.
The annual rent for the property with a balcony and timber floors is $45,000.
Ray White’s John Skufris cut the three-year deal.
Gibson moves
Gibson Austwide has leased a 2256-square-metre warehouse at Prestons in Sydney’s south-west for its business operations.
The property, at 8 Ash Road, leased at a net rental of $115.22 a square metre, offers a large awning, hardstand and five roller doors.
CBRE’s Keegan Ridings and Adam Tresidder negotiated the three-year lease.
Delicious deal
Asian food wholesaler KOZ Worldwide has commited to a 10-year lease on a 7626-square-metre office/warehouse at 278 Orchard Road, Richlands in Brisbane, amalgamating two smaller facilities ahead of an expansion.
The property with six roller doors and all-weather loading awning was leased at a net annual rent of about $90 a square metre through Knight Frank’s Lachlan Hateley and Mark Clifford.
