Six classic Aussie pubs for less than $400,000

There are plenty of opportunities to start with small and affordable investments in regional Australia.

Here are some of the country’s most affordable pubs which can be snapped up for under $400,000.

Ariah Park, NSW

Ariah Park Hotel Stained glass windows add an old-school touch to the pub.

The Ariah Park Hotel may have been built in 1914, but after its extensive renovations – including new carpets, furniture and paint job – you may not be able to tell its age.

Situated on a large block in Ariah Park, in western NSW’s Riverina region, the two-storey building comprises two bars, an office, owners’ quarters, upstairs and downstairs dining rooms, commercial kitchen, upstairs lounge, and 18 bedrooms.

The only pub in town, the Ariah Park Hotel is on the market for $319,000.

Koongal, Queensland

Central Hotel, Koongal Nab the Central Hotel in Queensland’s Koongal for less than $200,000.

This two storey pub in a northern suburb of Rockhampton has 10 rooms upstairs, two bars and two cold rooms.

The 1,608-square-metre corner site could be left as a pub but also has redevelopment potential and the shell of a drive-through bottle shop, according to the listing.

The pub’s freehold title is one of Queensland’s cheapest pubs, on the market for $195,000.

Alford, South Australia

The Alford Hotel. A blank slate opportunity in Adelaide’s north.

The Alford Hotel was established in 1890, and long-served as the sole pub and favoured meeting place in the tiny town of Alford.

The business is not currently operating so a new owner would have the opportunity to start fresh.

Located approximately 160 kilometres north of Adelaide, the freehold title of the pub is now on the market for $195,000.

Stuart Highway, Northern Territory

Emerald Springs Roadhouse Time to escape the rat race and live on the road.

If living remotely and running a roadhouse appeals, here’s an investment opportunity for you.

Located on the Stuart Highway 200 kilometres from Darwin, the Emerald Springs Roadhouse has a newly renovated bar and restaurant that are thankfully air-conditioned.

The roadhouse sits on two hectares of land and has eight suited rooms as well as staff accommodation.

Koroit, Victoria

The Commercial Hotel Koroit About 278 kilometres south-west of Melbourne, Koroit is a small town with about 2055 people.

For sale for just $139,000, Koroit’s Commercial Hotel could be Australia’s most affordable pub.

According to the listing, “the land is a major plus with the property sited on approximately half (an) acre with parking and future development an option, subject to council approval.”

The pub has acted as a live music venue and has a three bedroom residence available and, as you might expect, a pool table.

The Carrieton Hotel, South Australia

The Carrieton Hotel The Carrieton Hotel occupies 720 square metres.

While the permanent population of Carrieton is less than 150, the Carrieton Hotel fills up once a year during the Carrieton Rodeo, which has been running for 65 years.

The hotel, in the Flinders Ranges of South Australia, first opened in 1879 but closed for business in January and is now looking for a new owner.

The freehold title of the Carrieton Hotel is on the market for $250,000.
