Six small farms for that tree change you've always dreamed about

Imagine waking up to the peace and quiet of the country, with fresher air and a couple of animals, having finally made that tree change you’ve been dreaming of.

With different pressures to large scale farming, there’s a lot to like about owning a hobby farm, including the relatively affordable price tag.

Here are six farms smaller than 50 hectares that will inspire you to make the move.

On the NSW mid-north coast, 20 minutes from beautiful beaches, is this 16.23-hectare hobby farm where you can generate extra income with an established macadamia crop.

The 1150 trees are widely spaced, which leaves the possibility of planting more.

Looking down from the ridge is the homestead, completed in 2010 with a Tasmanian oak fitted kitchen, large north-facing verandahs and three bedrooms.

The property also has large sheds and machinery bays.

Ten minutes out of Murray Bridge is a 20.2-hectare property on the market for $485,000.

It is near the bank of the Murray River, and the elevated angle offers prime river views.

There’s no house currently on the property, but there is power on the boundary and water connected.

The irregular shaped block also has dual road frontage.

This established farm is advertised as for sale for $410,000 on a “walk-in-walk-out” basis. It’s on 19 hectares outside the township of Beverley and, with all animals included, it provides a chance to live out the life of a hobby farmer.

It comes with two large workshops and other sheds, a tractor with attachments and the option to keep other sundry items, including a Dodge truck, fibreglass boat, quad bike, large woodpile and a caravan.

The land is a mix of grazing paddocks with rich soil and natural ridge areas that takes a water supply from a dam, bore and rainwater tanks.

The two-storey American barn-style home has three bedrooms and a separate office area.

As the name suggests the house and gardens, which have been newly renovated, sit high on a hill overlooking the valley beyond Huon Creek.

The established farm has grazing paddocks, sheep yards and chicken coops.

The property has a 100,000-litre water storage tank and three dams, which receive high rainfall.

Outside the township of Goomeri is a 10.66-hectare farm on the market for $369,000, with a three-bedroom homestead on its hilltop.

Divided into three paddocks this block has a set of steel yards, a shed for storage and four pig pens.

It would be well suited to raising more animals.

It is also serviced by a dam and a bore fitted with a new generation pump.

In the rolling green hills of Tasmania’s north-west lies this 40.5-hectare grazing property which is on the market for $700,000.

It’s been subdivided into 20 paddocks with reticulated water and has a central lane leading to stockyards, situated at an old dairy with a cattle crush.

It doesn’t have a homestead, but according to the listing, the property would be well suited to an investor wanting a high return from local farmers interested in leasing it.

The property is also located near abattoirs that export the popular Cape Grim brand beef.
