Suncorp on the hunt for 15,000 square metres of space

Financial services group Suncorp is on the hunt for 15,000 square metres of new office space in Melbourne, as it reviews its office needs ahead of the expiration of its lease at 530 Collins Street in 2023.

The financial giant is causing a stir in the office leasing space, after just inking a major 10-year pre-commitment for more than 60 per cent of Mirvac’s new $836 million office tower at 80 Ann Street in the Brisbane CBD.

Unlike the lease in Brisbane, which aims to bring all its Brisbane offices together into one location, the Melbourne lease seeks to find the the best “office of the future” after the lease at Collins Street expires, a spokeswoman said.

“This lease expiry provides us with an opportunity to review our current building with consideration to what the future of work might look like for our people, and to create a workplace that meets our needs,” she said.

“No decisions have been made at this stage.”

Suncorp is seeking expressions of interest for an “innovative workplace that is people-focused” and will consider its current location at 530 Collins Street, owned by GPT Group.

It is looking for up to 15,000 square metres of A-grade office space in the Melbourne CBD, Docklands, or Southbank. It requires new or refurbished premises with large floorplates in excess of 2000 square metres, good end-of-trip facilities, wellness amenities and access to co-working hubs.

Proximity to public transport and shops and a high sustainability rating are also key for its future office.

Strong demand
Office property is going from strength to strength and despite the low vacancy in Sydney and Melbourne, demand for office space continues.

The Department of Defence is also seeking massive amounts of office space.

It is looking for between 16,000 square metres and 20,000 square metres of offices in Melbourne and a whopping 30,000 square metres to 65,000 square metres of space in Canberra.

In Sydney, it is seeking between 15,000 square metres and 20,000 square metres of offices in the CBD or a split of the same space between the CBD and Parramatta, Sydney’s second CBD.

Tenders for the job closed last week, and it is understood there was an overwhelming response to the campaign.
