Tenants sought for Perth's $200m Murdoch Health and Knowledge Precinct
Medical and commercial tenants are being sought for the first stage of the $200 million five-building Murdoch Health and Knowledge Precinct, located 12 kilometres south of Perth’s CBD.
The first stage of the integrated development, which is set to become the new hub of Murdoch, is being developed by the Fini Group for LandCorp.
The precinct will be within walking distance of Fiona Stanley Hospital, St John of God Hospital, Murdoch University, South Metropolitan TAFE and the Murdoch train and bus interchange.
Fini Group will deliver at least 50,000 square metres of floor space, across five integrated buildings by the project’s scheduled completion date of late 2021. Construction is expected to start mid-2018.
The precinct will also feature about 5000 square metres of curated retail and hospitality space, 175 residential apartments, 90 short-stay apartments, a 150-bed aged-care facility and a 60-bed medi-hotel, the first of its kind in WA.
The expressions-of-interest campaign for commercial and medical occupants is calling for tenants, investors and owner-occupiers for approximately 12,500 square metres of space, which Fini Group development director Kyle Jeavons said would be priced at about $400-$500 a square metre.
CBRE and Burgess Rawson are joint selling agents, with spaces on offer ranging from 100 to 12,500 square metres to allow flexibility in layout, with multiple tenancy sizes and configurations.
The buildings will have distinctive façades and allow for multiple active frontages.
Mr Jeavons said the precinct was a significant development for Perth.
“From our understanding – and we are pretty close to what is happening around the country – we certainly haven’t had a project of five buildings being built at the same time, which is what is proposed here,” Mr Jeavons said.
“So really it’s turning a piece of sand into a town centre in the space of two and a half years.”
Mr Jeavons said the development presented a significant opportunity for Perth in terms of employment, while offering a great lifestyle close to work with all the offerings of a typical town centre.
“So we certainly see this as a case study into the way Perth can grow and we think many other parties, as well as the state government, can see this as a model to grow the city,” he said.
Touting the development as a “game changer,” Mr Jeavons said from a lifestyle, convenience and entertainment point of view, there was certainly nothing of its kind currently in WA.
“And for that reason the demand on services within the precinct, we certainly think will be significant,” he said.
Mr Jeavons said he expected the commercial and medical spaces would attract strong interest from allied health professionals and commercial office users, due to the site’s strategic location.
“Murdoch as a region, has been pretty under-supplied in terms of normal commercial office space,” he said.
“This is without doubt the most strategic and unique town centre location in Perth, due to the economic fundamentals that will support its continuing growth.”
