It’s not every day the opportunity arises to establish a business in a brand-new space in a thriving neighbourhood little more than a kilometre from the city centre – and for pre-pandemic prices.

Adjoining the green expanse of the award-winning Hassett Park, Campbell5, a master-planned lifestyle precinct developed and built by JWLand, is offering just that.

The precinct’s five buildings, inspired by global destinations – Saint-Germain, Greenwich Park, Køben, Siena and The Parade – have cultivated a flourishing residential community living above two levels of commercial space.

Nathan Dunn, joint managing director of Knight Frank Canberra and sales agent for the remaining commercial units, says each building has its own distinctive look and feel which sets it apart from other, more homogenous, local developments.

“I do like that it looks like they’ve engaged an individual architect for each of their five buildings; it hasn’t just been a cookie-cutter approach,” he says.

JWLand project marketing manager Nick Babic says it was no accident that each building features unique design elements in keeping with the global theme.

“We’ve gone around the world with Saint Germain [Paris], Greenwich Park [New York], Køben [Denmark] and Siena [Italy], then we came back home with The Parade, which connects with Anzac Parade here in Canberra,” he explains. “The low to mid-rise buildings and the park give it a great feeling … it’s one of the best mixed-use precincts in Canberra.”

Taking inspiration from the liveability and vibrancy of their namesake destinations, the buildings are home to a variety of well-established businesses, including the popular Kiitos and INTRA cafes, Club Lime and Hiit Republic gyms, hairdressers and beauty salons, and international eateries.

Campbell5 is also the base for a number of professionals servicing the government and private sectors.

In addition, there is a Sebel hotel to host out-of-area clients and colleagues, a wine bar for an after-work aperitif, and a convenience store for last-minute and daily necessities.

The opportunities to enter the dynamic precinct come with the three remaining commercial spaces for lease or purchase.

One space is available in Køben, a building inspired by Copenhagen in Denmark, and two are available in the Tuscan-inspired Siena building. Measuring up to 138 square metres with six-metre-high ceilings, these spaces would suit a range of business types.

The two Siena units come with mezzanines and there’s room to add a mezzanine level in the Køben unit, which could operate as a modern office space or as a restaurant or bar.

Buyers and tenants at Campbell5 have the added advantage of engaging the developer, JWLand, to design and construct the fitout.

“Within the JWLand Group there’s a construction team and we can assist any prospective tenants of these spaces, whether they’re looking to lease or to purchase, with their fitout journey,” Babic says. “We’ve done a broad range of fitouts for offices, cafes, restaurants, takeaway shops and small medical practices, so we can provide our expertise and expedite the process.

“Not only do we have relationships with different trades and government authorities in order to get the relevant approvals, we developed the precinct, so we know it better than anyone else.”

Dunn says the value on offer for these last remaining commercial units at Campbell5 is noteworthy.

“These are for sale at yesterday’s prices, pre the building cost boom,” he says. “It would be impossible to replicate for less than $8000 per square metre at today’s costs.”
