Top-of-the-range office and retail leases in Sydney, Melbourne and Canberra
Mergers and advisory consultant Growth Curve Advisory has agreed terms on a 270 square metre office at the Governor Phillip Tower in Sydney for a net annual rent of $1420 a square metre.
The landlords of 1 Farrer Place, Dexus, Lendlease and GPT Group, agreed on a five-year lease of the level 28 suite through JLL’s Alexa Mahony.
The suite was part of a whole floor speculative fitout by the landlords, who had carved out several suites for this purpose.
Growth Curve Advisory is expanding and wanted a premium office tower with harbour views.
Etihad at Aurora Place
In another premium-grade office tower in Sydney, the Renzo Piano designed 88 Phillip Street or Aurora Place welcomed Etihad Airways as a new tenant.
The airline leased a 340 square metre office at Suite 8.02 for four years at a gross annual rent of $1200 a square metre.
JLL’s Tom Mott brokered the deal.
Mosman mania
Specialty grocer Naked Foods Organic Health Foods will open a new store, and its sixth nationally, in Sydney’s lower north shore after securing a shop lease at 797 Military Road in Mosman at a gross annual rent of $1505 a square metre.
The property was previously leased to long-standing local business The Cheese Shop for more than 40 years.
Ray White’s Scott Stephens closed the five-year lease for a private local investor.
Two into one
AECOM Australia and PLP Building Surveyors have taken up two floors at 136 Exhibition Street in Melbourne through new leases following the departure of former occupant Australia Post.
AECOM has signed up for the 617 square metre level 3 for five years while PLP has secured the fifth floor of the same size for six years.
The net annual rents for the leases are about $460 to $480 a square metre.
The floors are column free and fitted out with workstations. The building itself recently had foyer and lift upgrades.

Drive away
Also in Melbourne, Drive.com.au has relocated from North Melbourne to 3 Bowen Crescent, Melbourne, after signing a three-year lease for a 250 square metre office at a gross annual rent of $72,000.
Knight Frank’s Alex Bolton managed discussions for the growing company.
Second restaurant
New restaurant Morning Glory, by the same owners behind the Narrabundah restaurant XO, will open at 15 Edinburgh Avenue, Canberra, following a seven-year lease deal with options.
Rents are confidential, but gross market rents for the area are between $530 and $550 a square metre.
Colliers International’s Aaron Bruce and Michael Ceacis represented the private landlord.
First outlet
Indoor aerial super park Latitude will open its first outlet in Perth after agreeing terms on an eight-year lease of a 2969 square metre showroom-bulky goods retail space at Joondalup Gate North, 57 Joondalup Drive in Joondalup.
The net annual rent was agreed at $549,265 through Vend Property’s Paul Davison.
Perth placement
Sub-lease tenant at 190 St Georges Terrace in Perth, technology company ATI Solutions, has signed a new direct lease on level five of the office tower.
The company previously sub-leased the 450 square metre space but has now closed a new three-year deal at an annual rent of about $650 a square metre with a market level incentive.
CBRE’s Lachlan Lewis brokered the deal at the tower, which has a new lobby and end-of-trip facilities.
High ceilings
BE Architecture has secured a new 500 sq m creative office in Cremorne, Melbourne, on a long-term lease at an annual rent of $135,000.
The 98 Stephenson Street property has open-plan areas, concrete floors and exposed roof trusses.
