Victoria Cross Tower: The 42-storey development coming to North Sydney
Luxury fit-outs and generous leasing incentives may sweeten the deal, but location is still the number one priority for today’s tenants.
A new office tower in North Sydney will have location all stitched up at its spot above a new train station opening next year.
Victoria Cross Tower is a 42-storey commercial tower built by developer Lendlease above Sydney Metro’s new Victoria Cross Station. From there, it will take three minutes to ride the train to Barangaroo and five minutes to Martin Place.
Opening in 2024, the station will be home to a precinct of retail spaces and flexible green areas in what locals hope will reinvigorate North Sydney.
Up to 7000 workers can be accommodated at Victoria Cross Tower, which has a floor space of 58,000 square metres. Designed by architects at Bates Smart, the tower will feature balconies showing off views of the Sydney Harbour, Sydney Harbour Bridge and the CBD from upper levels.
Combined with its net zero carbon and all-electric status, the building is set to be a highly sought-after office address, says Lisa Gordon, head of commercial for Lendlease’s Development business.
“What’s attractive about the design of the tower is the large, highly efficient floor plates of approximately 1500-1700 square metres with a side core, which maximises natural light and flexibility for the occupier,” she says.
“The size and quality of the floors are rare in North Sydney, with comparable vacancy well below 5 per cent.”
Influenced by global high-end hotels, the lobby will have a mix of retail offerings as well as working spaces, a community hub and function spaces.
Workers in North Sydney are already spoilt for choice when it comes to restaurants, cafes and bars, including Loulou, Glorietta, and Lobby Boy by The Grounds of Alexandria. There will be even more to choose from when the new precinct opens, says Gordon.
“Victoria Cross will add to the hospitality wave with more than 20 retailers, including a new laneway, five signature restaurants and cult- favourite foodie places,” she says.
“It’ll brim with life from early morning as people grab a coffee before work or head down for a casual meeting, well through lunch and dinner, weekday to weekend.”
Gordon said Lendlease is in talks with prospective tenants, and although she wouldn’t disclose prices, she says Victoria Cross Tower rates were about 20 to 30 per cent less than for a similar space found in the CBD.
