"Doonavale" 388.34 HA / 959.61 AC, Mixed Farming
Situation - 6km north west of Caroona, 35km north west of Quirindi, 70km to Gunnedah, 75km to Tamworth.
Country - Country is primarily red soils with an area of heavier arable country. The soils do run into stones up the ridges. The primary native timbers are pine and ironbark plus planted windbreaks of mixed species.
Farming - Approx 135 ha arable for cropping, 183 ha of undulating grazing and 70 ha of light to moderate timber.
Water - 5 main dams. Reticulated stock water was provided by a solar pump when the land was utilised for farming however the property has been uninhabited for the last decade. Solar is in need of repair, due to a damaged panel.
680mm rainfall. Rain water tanks on cottage.
Fencing - When in working condition "Doona Vale" was fenced into 23 paddocks, predominately using barb and plain wire. Some netting fences on boundaries. Some of the internal fencing is in need of repair.
Carrying Capacity - Would estimate 70 cows & calves plus dryland farming.
Improvements - 3 Bedroom cottage is vacant and neglected, adjacent single garage, old meat house, rain water tanks.
Hay shed, 2 stand shearing shed, sundry sheds, steel cattle yards all need maintenance to bring back to working condition.
