    We currently have one shed available for lease on our Storage Property in Port Elliot, Port Elliot Boat Caravan Storage.

    The double block is situated in the industrial precinct of Port Elliot, and is currently used for caravan and boat storage. We currently have three other major tenants on site, running a mechanical business, storage/manufacturing and a hydraulic hose business. The yard is gravelled and a bitumen driveway runs from the roadway, through the automatic entrance gate through to the rear of the block.

    The block is zoned industrial and so can be used for a wide range of purposes. It is currently approved by the council for mechanical enterprises and storage and so permission would need to be sought for any other type of enterprise.

    Shed details: The full dimensions of the shed is 27m x 10m x 4.6m, divided into 7 bays. The construction is steel, with colour bond roof and walls. The first 5 bays have a 3m x 3.2m roller door on the northern side and a 2.4m x 3.2m roller door on the southern side, allowing drive-through access. The two end bays have a sliding door on the northern side, with a clearance of approx. 3.8m. There are currently no 'personal access doors' on the shed.

    The shed is fully cemented, electricity is connected (with provision for 3 phases), water is connected and a toilet is available on the block. The provision of additional lighting and power points based on the client's needs may be necessary and can be negotiated. Adequate parking is available at the rear of the shed.

    The shed is currently leased out for caravan/ boat storage. The space available for lease is fully negotiable, depending on your budget and space requirements. The rate per week per bay is between $70- $90. For example:

    * If your initial needs were to lease 4 bays (roughly 15.4m x 10m), an internal wall would be constructed and the rate would be $320 per week (or $80 bay), plus power. The other 3 bays would continue as caravan storage.

    * If your initial needs were to lease 5 bays (roughly 19.3m x 10m), an internal wall would be constructed and the rate would be $375 per week (or $75 per bay), plus power. The other 2 bays would continue as caravan storage.

    * If you elect to lease the full shed (7 bays), the rate will be $490 per week (or $70 per bay).

    Lease Arrangements for shed:

    The initial period of the lease would be for between 2 and 5 years, by negotiation. Bond payment would equate to 4 weeks of rental payments. Rental payments to be made fortnightly and in advance, through direct bank transfer, at the beginning of each fortnight.

    Yard security: The property is fully fenced. All clients are provided with a personal access code, enabling them direct access through the automatic gate systems 24 hours per day. The yard is set up with flood/ security lights and a security system (with cameras) that is monitored 24 hours per day. Access to the shed on the southern side of the yard is via a bituminised driveway that runs the length of the block.
