The northern and western areas of the property comprise of a heavier soil profile contoured for soil erosion control with areas of pasture production. The area along Milroy Road and east of the creek country is more a loam-based soil profile also suitable for cultivation. The percentage split of basalt to loam is 70/30. The arable areas are mostly cleared with the exception of some scattered shade timber. The main timber species comprises of a variety of box located along the creek area.
"Lochlea" is a versatile mixed arable and grazing property currently operating as a sheep breeding/fattening enterprise. The property has good water and fencing infrastructure allowing for rotational grazing practices with 12 main paddocks.
The property would also suit a cattle breeding/fattening operation given the strong soil type and rainfall. We estimate that the property would run 100 cow/calf units or equivalent.
