Large Scale Breeding Property located in the tightly held area of the Upper Burdekin River Catchment offered to the market for the first time in over 40 years.
It comprises of 27,000 hectares situated at the head waters of the Burdekin River. It is located by road approx. 240km north of Charters Towers, 130km west of Ingham, 75km from Greenvale and 85km from the sealed Gregory Development Road at the Clarke River Bridge and is dissected by the formed gravel Mt Fox-Valley of Lagoons Road.
The property is well suited to breeding and backgrounding and would stand alone or integrate well into a larger breeding operation or as the supply hub for a backgrounding/fattening operation. It is well set up and could be managed remotely but has adequate facilities to be a resident occupier.
Described as undulating into hills with large areas of river flats and hollows as well as an extensive area of flat tableland. Alluvial, granite and basalt soils are predominant and carry a strong mix of native pastures and stylo. The property is traversed by many waterways with adjacent areas featuring strong alluvial soils. Ironbark is the predominant timber throughout with areas of softwood scrub on the heavy dark soil with Wattle & Quinine on the harder ridges. Large gums are scattered throughout the fertile tableland area. There is a small area of poison on the property which is fenced out, however, Lantana is present throughout.
Fenced into 2 main paddocks, 2 smaller paddocks and 3 holding paddocks, the property has been run allowing the cattle to roam and graze multiple large areas depending on the time of the year and seasonal conditions. Rhonella Park is exceptionally well watered by 37 main dams, 1 bore and 1 well providing secure supply. Numerous seasonal and semi-permanent holes in the traversing water systems including Redbank, Mistake, and Hideaway Creeks in the Top End and Big Perry, Little Perry and Soda's Creeks in the Bottom End. Ensuring a secure supply through varying seasons has been a key focus of the current owners.
Structural improvements include the recently renovated main living area is 3 bedrooms with open plan living, dining and kitchen; air-conditioning & separate toilet shower and laundry facilities with mains power and telephone connected. Attached to the living is the main machinery/storage shed and close by an older donga style accommodation block. The main cattle yards are of fixed steel and timber sections and panel construction and estimated to have a 1000 head capacity with water connected. It is fully serviced by a 4-way pound draft, race with vet crush and branding facilities.
Rhonella Park has experienced a moderate wet season to date and presents with a mix of bulk in the pasture. The property is fully stocked, and the owners advise there is sufficient pasture present to see the fully stocked property get through to the end of the year. Rain will be beneficial to this country type at any time during the year. The vendors long term estimate of carrying capacity is between 3500 & 4000 AE's seasonal dependent.
The property is being sold partially stocked with 500 head of mixed cattle plus followers, providing an opportunity for any purchaser to relocate additional cattle if required. The mix of cattle is a benefit as it provides some breeders and replacements that know the run as well as some sale cattle to provide cash flow. No plant & equipment is included in the sale.
