Good Rain - Very Good Fattening Block

Location: Romula is situated approximately 46 km south of Jundah, 270 km west of Blackall via Yaraka and 270 km from Quilpie.

Facilities / Services: There is no rural mains power. The homestead is powered by 40 solar panels that are mounted to the roof of the wool shed. The solar system has 3 inverters and 12 heavy duty storage batteries as well as a back-up diesel generator. There is also a 12V battery to power lights if needed.

Romula has telephone, satellite internet, Wi-Fi, TV and a twice weekly mail service from Jundah. You can get mobile phone service over Romula with a good quality hands free car kit and aerial.

Jundah offers a Primary School, Hospital, Convenience Shop, Hotel, Post Office, Police Station and Library. It also has a swimming pool, tennis courts and an under-cover sporting complex. There are also various sporting and community groups in Jundah. Longreach, located 265 km to the north-east of Jundah has major shopping and government agencies.

Twice monthly cattle sales are held in Blackall while Longreach has a saleyard and livestock rail trucking facilities.

Rainfall: Romula has had 275 mm of rain so far this year in two rain changes. The long term district average for Jundah is 323 mm and for Windorah is 290 mm.

Area & Tenure: Lot 4 on Crown Plan CV4. Approximately 3,344.37 ha or approximately 8,263.93 acres - Freehold.

Rates: $338.48 half yearly Local Authority: Barcoo Shire Council

Country: Romula is predominately red / grey cracking flood-out country with areas of clay pans and approximately 525 ha (1300 acres) of red loam Spinifex / Bauhinia sand ridges that have a heavy cover of Buffel grass. Grasses include Flinders, Mitchell, Buffel, Bluegrass and other native summer grasses, forbs and herbages when in season. The major timber on Romula is Bauhinia, Coolibah, Desert Oak and Beefwood with small areas of other timbers such as Redwood, Leopardwood and False Sandalwood. Romula is prickly acacia free.

Waters: The house bore was drilled in 1934 to a depth of 49 metres. This bore hole was cleaned out 8 years ago and water is now pumped at a rate of approximately 300 gallons per hour by a submersible pump with 4 solar panels. The bore water is pumped into 2 x 5000 gallon poly tanks and an overhead tank. This water supplies the house and the troughs around the holding paddocks and yard complex by two pressure pumps. There is a dam in the horse paddock and another small dam just over from the house. There are many large permanent water holes in the Barcoo River and 8 Mile Creek as well as numerous other water holes that will last for the majority of the year. There is a windmill on the 8 Mile water hole that has been used in the past to push water to the homestead.

Fencing & Paddocks: Romula is very well fenced into 1 main paddock and 3 holding paddocks. The internal fencing is Dorper proof hinge-joint with 1 barb. The boundary fence is also hinge-joint with 1 barb except for approximately 5 km along the Stock Route boundary. This section of fence has been reconditioned recently and is stock proof. Romula has been running Dorper sheep up until November 2018 therefore the fencing has to have been in very good stock proof condition. The Barcoo River forms the boundary on the southern side of the property.

Yards: There is a set of steel cattle yards that will comfortably work 200 cattle. There is a CIA vet crush, Morrissey calf branding cradle with a mixture of permanent steel posts with mesh and rails or steel portable panels in the working area.

The steel post and mesh sheep yards are in a good workable condition.

Improvements: There is a comfortable double story, 6 bedroom homestead that has recently been painted inside and out and is set in an established garden of lawn, shrubs and trees.

There are a couple of small storage sheds, chook run and small orchard.

The 4 stand woolshed is equipped with 2 electric stands that is also used as a storage / machinery shed.

Carrying Capacity: Owner estimates 200 breeders or equivalent in an average season. In the present season, I would expect that you could background 400 to 500 feedlot weaner cattle or sheep equivalent.

Asking: 1.1 million (Negotiable)

Agents Remarks: Romula is an easy care property that would be considered a very good fattening block. Good rainfall over the last couple of months and the recent flooding of the Barcoo River and the 8 Mile Creek has set Romula up for a great fattening season. The sand ridges are well covered with Buffel grass and the property is very well fenced.
