Toobaroo' has a long history of being one of the best performing irrigation properties in the Narromine District. Formerly a dairy run by the Shibble family, now a modern developed irrigation cropping property with bore and river water supply directed to either the 44ha pivot or 44ha linear or 113ha of flood.

The Valley Pivot is 7 years old and the Linear has been completely rebuilt.

As the owners after some 40 years are retiring, Toobaroo' is for genuine sale.

Included in the sale is 972 megalitres of bore water, 6 megalitres of high security river water, 100 megalitres of general security river water and 118 megalitres supplementary.

The bore is equipped with a 6" diesel powered pump and has the capacity of 3 ½ megalitres a day. The bore was rebuilt in August 2019. There has been a second bore sunk, but yet to be test pumped or cased.

There is a 125hp 18" Everflow river pump on a 16" column capable of 29 megalitres a day. In addition to this are two 37kW centrifugal Southern Cross pumps each capable of 3 ½ megalitres a day.

A series of manifolds ensures water can be diverted around the property to the pivot, linear and flood irrigation channels.

There are also 20" and 12" tail water pumps ensuring flood irrigation water is reticulated around the fields.

The 2020 cereal program has some 1,180 acres of Lancer Wheat planted and given in with the sale. The lucerne is under the pivot and was sown in 2019. In addition to this cotton, canola, oats and chickpeas have successfully been grown on Toobaroo' in recent years.

The four bedroom brick home is very comfortable set in an established leafy garden, with dedicated river water system for garden irrigation.

The working infrastructure is of a very good standard with two hay sheds, workshop, machinery shed, cattle yards and 8 silos. The ex-dairy infrastructure, currently used as storage, has 500 head capacity with all concrete flooring and fully undercover. With some slight changes, it could be used as a feedlot.

There is a three bedroom weatherboard cottage ideal for an overseer or workers accommodation.

Toobaroo' is well located being 32km from Narromine, 32km from Trangie, 52km from Warren and 57km from Dubbo.

We see Toobaroo' as a highly efficient irrigation and dry land cropping property. It is in excellent shape with all infrastructure fully maintained and in 1st class working order.
