'WIDGEWA' BEEF PRODUCTION POWERHOUSE UNDERPINNED BY IRRIGATION
Nutrien Ag Solutions and LAWD are pleased to present Widgewa. A beef production powerhouse underpinned by irrigated and dryland cropping, located in the highly sought-after Billa Billa / Moonie region of southern Queensland, approximately 72* kilometres north of Goondiwindi.
• Comprising 4,922* hectares (12,163* acres) across a single land holding.
• Efficient cropping and grazing operation including developed centre pivot irrigation (88 hectares*), dryland cropping (705* hectares), cleared grazing land (1,811* hectares) and timbered grazing land (1,757* hectares), plus support.
• Soil types are variable and comprise predominately Belah / Brigalow grey self-mulching cracking clays interspersed with fertile red Belah, Wilga, Kurrajong soils. There are areas of lighter red Iron Bark, Wattle soils running to Jump-up ridge country.
• The Property is securely watered from multiple sources, including a 1,200* megalitre overland flow catchment/storage dam, 13* stock dams, frontage (7.85* kilometres) to the seasonal Weir River and a stock and domestic bore. The bore supplies a network of header tanks, water is then reticulated to multiple supply tanks for spray water, concrete troughs for livestock and tanks for domestic use.
• Irrigation water is sourced from the licensed 1200ML overland flow dam through a new diesel powered Grundfos pump, to two 44* hectare centre pivots.
• Widgewa is securely fenced with a high netting exclusion fence and a combination of five barb wires on steel posts and two barb wires & three plain wires on steel posts, for the internal fences. The property is sub-divided into fifteen paddocks and three smaller holding paddocks with laneway system to the cattle yards.
• Average annual rainfall of 520* millimetres
Structural Improvements:
• Homestead - Four-bedroom, two-bathroom home with open living area & large open verandah on the northern side. The home is serviced by rain water & dam water with reverse cycle air conditioning and double bay car port attached.
• New three bedroom (all en-suited) workers accommodation with kitchen and an easterly facing verandah.
• New statewide machinery shed 40mt x 18mt with compacted white rock floor.
• Work Shop with two concreted bays and two earth floor bays with power connected.

• Significant capital expenditure has been invested into Widgewa, transforming the holding into a large scale, efficient cattle enterprise designed and operated to best leverage varying seasonal demands of the beef industry. The holding is strategically located off the Leichhardt Highway, in proximity to a number of feedlots, as well as livestock selling centres at Roma, Dalby and Inverell. The Property is estimated to carry 1,700* Adult Equivalents (AE) and historically has supported 500* cows with progeny carried through to feedlot entry weight. Trade cattle have been sourced from both existing holdings of the vendor, as well as through purchase, then being grown out to feedlot entry weight on both pastures and fodder crops. A 600* head feedyard has been developed to allow strategic purchasing and holding of livestock during distressed selling periods, as well as to hold and finish existing livestock to meet market demands.
The feedyard is supplementary to the existing centre pivot irrigation, with fodder crops grown and harvested for silage, then stored and fed through the yard. Additionally, the 754* hectares of dryland cropping land has historically been utilised to grow both summer and winter forage crops, typically being grazed by backgrounding cattle. There is future development potential to expand the dryland cropping land area, with a further 1,500* hectares which is considered arable.
