Located on Brand Highway, just 22 kms north of Eneabba and on the bank of the Arrowsmith River, is productive 'Wildwood.
810 hectares (approximately 2,000 acres) are considered arable, with the total area of the property being 1,315.68 hectares (approximately 3,250 acres).
'Wildwood' has an estimated annual rainfall of 450mm.
Currently a mixed farming property, there is with significant capacity to enhance either grain or livestock enterprises. The current owners have increased sheep numbers in recent years, finding the system works well with a part wheat and lupin rotation.
Soil types are predominantly grey sand over yellow clay, being well suited to cereals, lupins and oilseeds. Further deep tillage would enhance crop yields further. Where required limesand has been spread and both crops and pastures are well fertilised. Typical fertiliser applications on pasture are 100kg Super Potash 3:1, while lupins receive 180kg Super Potash 3:1 at sowing. Cereals normally are sown with 60kg DAP with 60kg MOP and 100kg Urea spread post emergence.
Excellent grain production has been achieved, with cropping records showing yields of up to 3.3t/ha for wheat and 2.3t/ha for lupins. Crop production and paddock records are available upon request, as are soil test results.
The paddock layouts are well designed, with excellent fencing (mostly ringlock)and a laneway system is designed to make livestock movement easy and efficient. Laneways lead to a four stand shearing shed (constructed in 2017) with a set of steel yards (2000 head capacity), covered draft and enclosed jetting race. The shed has a raised board and concrete floor.
1310 hectares (approximately 3230 acres) of pastures on 'Wildwood' are improved and well established, being of a strong clover and serradella base. The vendors estimate that if run solely as a livestock enterprise, 1,400-1,500 ewes and progeny could be carried. In a normal crop and pasture mix, 1 200 ewes and progeny are carried, with younger stock.
Other working infrastructure includes a 2016 constructed large machinery shed (40m x 15m x 5m), five 50t grain silos, 50,000l liquid fertiser tank, a sliding roof fertiliser shed and workshop with large storage area.
Accommodation is catered for with a very pleasant four bedroom, two bathroom homestead, circa 2015. The house is of steel construction, has four split system air conditioners and is surrounded by lawn. A double carport, chicken coop and vegetable garden are adjacent.
Well gravelled roads make access and grain and stock movement easy.
Water is supplied from a 40 metre deep submersible pump and is reticulated to every paddock by an electric pump.
The nearest CBH receival is at Mingenew, 80kms north of 'Wildwood".
