The Acreage Dream
(Please see our television quality video and 3d tour to get a sense of what living her is really like.)
Hey, a quick note! We had a lot of comments about the roof of this house and yes, it does have insulation. The steel ceiling on the interior is a feature.. don't worry! We thought the same thing! Up in Harvey Range you would cook in the summer and you would freeze in the winter if this roof wasn't insulated. No, this isn't a shed.
One of the biggest challenges we find with acreage properties in Townsville is that if the land is great, the house needs a lot of work and if the house is great the land needs work. But in This case BOTH the house and the land are amazing.
What could you do with 19 fully fenced paddocks? All of these paddocks on our 55 plus acre property are large enough to agist at least two horses. They are fully fenced with wild dog proof fencing. 17 of them have easy access swinging gates and are fed by the bore water tank. Good fences make having acreage easy.
What I keep hearing from buyers in this market is that they want peace, space and privacy. On Sanctuary Road you'll have one neighbour and a nearly private paved road right to your doorstep. The current owners of this property have a lease of an additional 79 acres which adjoins this land and stretches all the way to Fryers Road. The granite filtered bore that currently supplies the property has never run dry so we doubt water will ever be an issue here. On the 55 plus acres you own the land in the creek so you have rights to pump water from this source.
Let's talk about the house. Soaring ceilings grace both the open-plan main living area and the bedrooms. This steel frame-and-concrete fabricated home has been built to take in sweeping mountain views and stand the test of time. Those who have lived here have enjoyed the cooler Hervey Range weather and gathered each winter around the central wood burning stove. Recent updates to the property include a full paint job, stunning new main bathroom and countless other small touches preparing this home perfectly for its new owners.
The kitchen is open plan and from the expansive main bench there is a beautiful view across to the full-length deck. If we lived here, this is where we would spend all of our time. From this vantage point you can take in the rolling green hills of the property, the fire pit, nearby paddocks and the creek. There's enough space here to easily accommodate an intimate country wedding.
The children have their own wing and all three bedrooms here have soaring ceilings as well. There is a full bathroom servicing this side of the house and plenty of separate study/lego/gaming space for your whole tribe. You'll also find clever built-in storage throughout the property which doubles as window side bench seating.
Adjacent to the house you'll find a two bay, powered shed with a two bay carport in front. Additionally there is an excellent smaller machinery shed just down the hill and the owners are leaving a clean 40ft shipping container on the property for additional storage. Those who wish to run cattle will find the yards are old-school, but functional. Clever layout of the fencing allows for easy access to almost all parts of the property via laneways and gates.
I know I am harping on a bit here… But I have never seen such well strung, high quality fencing on an acreage property in my entire career. Most gates on the 19 paddocks are wide, easily swung access gates that you can fit a semi through. Wild animals are very unlikely to get in and your stock will be secure and well protected whether you are running chickens, alpacas, ostriches, horses or cattle. If you REALLY want to get into what living in Hervey Range is all about… There is a natural sandy rock-hole in the creek that is wonderful in the wet season to swim and explore with your family.
124 Sanctuary Road is located in the Charters Towers Region, about 45 minutes from the Townsville CBD. This area has an amazing community vibe, with a rural fire brigade and a community hall where the neighbours gather to have drinks together regularly. Even though the nearest grocery store is 25 minutes away in Kirwan, Woolworths still delivers and the Charters Towers Regional Council provides rubbish collection. There's even a bus that takes local children to many popular Townsville schools.
Be Quick! Acreage this size with such incredible facilities rarely comes to market. Private inspections, virtual inspections and airport pick up for out of town buyers are all available. There's simply nothing else like it! Be sure and inspect this weekend.
