The name 'Budgeree' Is thought to have been derived from an Aboriginal word meaning 'a good place'. An inspection will prove this is correct!
Held within the same family for 133 years, the keys to the historic 'Budgeree' property, complete with its original Mid Victorian heritage listed homestead, is to be passed on to the next farming custodian.
With a rich history of cattle and sheep production atop green fertile pastures, the 64* hectare / 158* acre property located less than 1* hour from Melbourne's eastern suburbs will be well sought by pastoralists and investors alike.
THE FARM
Turning back the clock to the mid 1850's, 'Budgeree' was operated by the Keys family as dairy farm. Overtime, and as the reins of the property were passed on to other members within the family clan, the herd was gradually replaced with beef cattle and sheep.
Today, the property primarily runs a self-replacing herd of around 70-80 Angus breeders, plus calves and replacements, at a rate of around 35-40 DSE to the hectare.
Ongoing pasture management, with pasture generally sown to ryegrass and white clover base over heavy grey and black loam soil is excellent. As a result, the property produces in the vicinity of 200 round bales of pasture hay annually. Annual application of super and potash between 300-450kg* per hectare has ensured continual pasture growth and maintenance.
Divided into 12 to 13 paddocks, with fencing in fair to good order across the property, fences are generally constructed of treated pine posts with a ring-lock / barb combo, all with electric hot-wire.
Water security is excellent with stock water from two bores with electric pump and a windmill toward the rear of the property. Water is interconnected to floated troughs across the property. The Catani / Cardinia Shire region in which the property is located benefits from generous annual rainfall in the vicinity of 852mm*.
FARM IMPROVEMENTS
Farm improvements include cattle and sheep yards, the cattle yards with crush and ramp.
A two stand shearing shed adjoining the old dairy, a set of stables and a number of sheds for tractor, farm implement and tool storage is centrally located to the farm and 'Budgeree' homestead. A hay shed completes the main farm infrastructure.
THE 'BUDGEREE' HOMESTEAD
Built from clay-fired bricks manufactured onsite circa 1890, the Mid Victoria style homestead consists of 5 bedrooms (or 4 and a study/library), a cottage style kitchen with wonderful fireplace and high timber clad ceilings. The kitchen adjoins the formal lounge and dining area, brightly lit with morning sun from the north, the formal lounge has double doors that open to the return verandah finished with lace metal work of the Victorian period.
With original features everywhere within the homestead, building features 12* foot ceilings, ceiling roses and timber skirting, architraves and window sashes of the period, all in excellent condition.
A long central hallway connected the living area with bedrooms and the family bathroom with vanity and toilet. The rear entrance foyer, with natural light from outside making its way in via the ornate 'Budgeree' stained glass window, warms the heart on entry.
Domestic water to the home is by way of 3 networked rainwater tanks.
The homestead gardens are framed by a post and rail fence. The cottage gardens are well established, green and lush and include an original citrus orchard and trellised grapevines.
A delightful surprise is the large inground pool, finished with slate paving and the old full-size tennis court at the rear of the homestead.
An external bungalow, formally the old Yannathan post office and bank building, completes the 'Budgeree' homestead complex. Complete with power, the bungalow includes a small kitchenette and shower area and is used as an office and extra sleeping quarters for family and friends.
