Location: Serenity Farm is located down Serenity Road approximately 5km east of Charters Towers off the Flinders Highway. The short drive easily accesses all the services of a regional town, population approx 9000 people. Schooling, both primary and secondary, are a feature of the Charters Towers community with the town boasting three Private Schools, the State High School and three State Primary Schools.

Charters Towers is an historic city established in the gold rush of the 1880's and still services the large Gold Mining and Grazing Industries. For cattleman, the weekly liveweight selling centre in Charters Towers, Live Export ex Townsville (130klm) and Townsville meatworks are all major attractions for this location. Townsville is a vibrant city of approx 200,000 with diverse industry and opportunity for employment, business and higher education.

Area & Tenure:

Freehold 43.35ha (approx 107.1acres)

Homestead complex:

Originally a shed, the house has been converted, with appropriate council approvals.

The 3-bedroom, 1 bathroom block home is modest, comfortable, meticulously maintained and set in a small garden with shade and lawns to sit and enjoy country simplicity. With tiled floors throughout, all bedrooms have built-in cupboards and the house is air conditioned with ceiling fans throughout.

Car parking is located in the adjacent two sheds and the garden is watered via a sprinkler system driven from the pump in Gladstone Creek.

Sheds:

There are two sheds.

The 3-bay shed nearest the house is suitable of three vehicles and built with bush timber posts and sawn timber roof framing.

The 2nd shed has 2-bay vehicle space used for a farm ute and tractor and includes a workshop and storage section for the usual tools and general storage.

Cattle Yards:

A small portable panel yard with crush and loading ramp seems sufficient for the current livestock needs.

Fencing:

The property is subdivided into 3 main paddocks (3 barb) for use with cattle. Additionally, there is a short laneway leading to the cattle yards. All fencing is in good repair and Gladstone Creek is fenced using a give-and-take understanding with neighbouring landowners.

Country:

The feature of Serenity Farm is the outstanding land condition, the absence of weeds and fertile Gladstone Creek frontage. When so much small acreage is overgrazed and weed infested Serenity Farm is testament to the owners love for their property.

The property is comprised of fertile red Goldfields soils, alluvial creek frontage and gravelly ridge country all lightly timbered with Blue Gum, Moreton Bay, Box, Paperbark, Oak, Ironbark and Bloodwood and pastured with Buffel, Indian Couch, Stylos, Urachloa and various native grasses. A small patch of Leuceana is handy for cattle fattening.

The owners have applied both mechanical and chemical control of the woody weeds such as Rubbervine and Chinee Apple with considerable success there is very few remaining plants. There is an ongoing programme, particularly adjacent the creek frontage, and the results are evident.

Water:

Serenity Farm is considered well-watered.

Water, both domestic and livestock usage, is assured via a very good spear/cylinder in Gladstone Creek. Backup supply is assured via a good bore adjacent Gladstone Creek and plumbed int the polypipe lines to tanks troughs and sprinklers.

All pumps are connected to mains power and switch on as required from the house. The cylinder is pumped via  a small electric centrifugal pump and the bore equipped, when required with a Jet Pump. The bore is 42ft deep and the Jet Pump positioned at about the 40ft mark. The bore pump is used only a couple of time per year as required and to keep it in operational condition.

There is a small windmill located near the cattle yard and is used only to keep the yard tank and trough full.
