Property overview: Feedlot, Farming and Grazing
Annavale is an integrated operation involving irrigated farming of fodder and grain crops for supply to the feedlots' requirement. The grazing lands are used for both commercial and stud cattle needs.
A mix of light to heavier clays, sandy soils and alluvial Burdekin River and creek frontage loams, mostly well drained farming land with major irrigation water supplies. (approx 40% heavy to lighter clay, 25% sandy soils, 20% Red soil, 15% loams & creek frontages). The property is timbered by Ironbark, Bloodwood, Box, Burdekin Plum, Bauhinia, False Sandalwood, Tea tree, Wattles and Gidyea (mostly cleared), while pastures include, Buffel, Green Panic, Urachloa, Spear and Indian Couch and various Stylos.
All weather access off the Lynd Highway provides efficient (road train 3 trailers) connection to suppliers and markets north, south, east or west.
Feedlot operations
As one of very few larger feedlot operations in North Qld the Annavale feedlot provides useful out-of-season opportunity, good cashflow and profitability. The facility is an excellent, well-appointed, purpose built and efficiently operated asset. Annavale feedlot is a 1600 SCU registered facility is well designed and constructed and well drained. Divided into 20 pens the feedlot caters for small and large lots as well as the ability to separate weight categories. Cattle on feed vary from the vendor trading cattle, vendor bred cattle, feeder & slaughter weights, 100day grainfed slaughter, custom fed live export, meatworks slaughter cattle and stud cattle.
Farming
Irrigation
All water is pumped (75Kw, 3-Phase, 200 x 250mm Centrifugal Pump) from the Burdekin River to the 860ML storages from the river pump - 11 megalitres / day
Each irrigator (4 Pivots, 1 Lateral) has their own pump to supply the crop. Pumps are all centrally located at the pump station making fertigation a simple operation. Bores are in place for domestic and livestock requirements.
Water Allocation details there is two water allocations totalling 2650 megs
At present there is no fee for water use.
Crop production: Irrigation paddocks are presently planted to Barley (Silage or Grain), Silk Sorghum (Silage or Hay), Rhodes Grass (Hay) and Barley (Silage or Grain).
Cropping History includes Rhodes grass, Lucerne, Sorghum, Corn, Wheat, Triticale, Millett, Dolichos Lablab, Barley and Navy beans.
Grazing: The grazing lands are used by the owners for both commercial and stud cattle needs.
Included a herd of approximately 240 high grade, commercial grey Brahman breeders plus associated Brahman bulls and progeny is grazed on Annavale and Basalt. These cattle are marketed to slaughter, live export and restocker markets.
Infrastructure: Annavale is heavily infrastructured with high quality assets large homestead, staff house, quarters, numerous large sheds, silos, horse paddocks, irrigation, pumping facilities & water storages, cattle yards, feedlot, fencing & paddocks
Homestead - The very substantial homestead is block/brick construction, airconditioned, 620sqm, 4-bedroom with ensuite and 2 additional bathrooms, office, bar area, verandas, and two garages. The home is set in well maintained, shaded gardens and overall is an appealing private space.
Staff house and Staff quarters are located withing the greater homestead complex.

Fencing & Stock waters Annavale is fenced into 26 paddocks plus, watering squares & connecting laneways, 3 & 4-barb steel construction fencing in good condition. All waters (dams & bores, tanks, troughs) are fenced with squares.
