Beautiful property with approximately 200 acres of cultivation on rich black soil. All cultivation is irrigatable with underground mains supplying water from 2 bores and 2 irrigation licenses from the adjacent creek. The groundwater in the area is currently unmetered, and does not require a licence, or allocation. A large permanent waterhole in the creek provides permanent stock water, and irrigation water, besides being a fabulous swimming and fishing spot. Currently, there is about 50 acres of lucerne planted, producing around 10000 (small) bales of prime in an average year. In the event of a drought, all cattle paddocks have access to water troughs, supplied from a tank on the highest part of the land. The tank is filled from a 'bleed off' line that comes off an irrigation mainline, meaning the tank is filling every time we irrigate. The cattle yards are a mix of steel and timber, and have a good crush, race and drafting gates.
