SITUATION: 'Booberoi' is situated on the Macintyre River, 22km south of Toobeah, 72km south west of Goondiwindi.

COUNTRY: The majority is slightly undulating Coolibah, Myall, Belah floodplain country, with soft self-mulching black to chocolate soils, broken by some higher Box country.
RAINFALL: 600mm per annum average.
WATER: The property is well watered by dams, lagoon and approximately 10km frontage to the Macintyre River. A pressure pump on the Macintyre River supplies homestead, main machinery/packing shed. Air strip tanks. Rainwater tank with pressure pump at the main house.
DRYLAND, CULTIVATION and GRAZING: Approximately 955 hectares (2,359 acres) of Dry Land cultivation some of which could be developed for irrigation. There is also a further 1,005 hectares (2,483 acres) approximately, of grazing and support lands.
Approximately 945 hectares (2,335 acres) 800ha planted to wheat. Total area of 'Booberoi' is 3,145 Hectares or 7,771 acres.
IRRIGATION: 1,028.3 hectares (2,540.9 acres) developed irrigation. Divided into 10 fields. 3 smaller fields have been previously used for the growing of small crops. Water is supplied from three sources: Allocation, in stream water harvesting and overland flow.
NSW water licences pumped from the Macintyre River & Qld water licence pumped from the Macintyre River plus licenced overland flow.
A 5,711ML Certified on farm water storage is located adjacent to the Macintyre River. The reservoir is equipped with a multi-function pump station that lifts water from the river, a tail water return system and storm water run-off into the storage or to supply the farm.
The layout of the irrigation property lends itself to an intensive cropping program using a variety of crops requiring less water and a shorter growing season. Alternate crops have been grown previously on the property and proved to be a useful supplement to the cotton program, allowing very effective use of available water and alternate pricing options, including small crops.
Approximately 522 hectares (1,290 acres) of cotton picked on irrigation country. Average 14.52 bales per hectare. Balance of irrigation country ready for next cotton crop water available.
IMPROVEMENTS: All necessary improvements to run the property.
REMARKS: 'Booberoi' is a well-developed property with above average standard of developments and excellent water reliability. The access to relatively low overland flow events and the pumping capacity that are in place at the water storage enable maximization of water harvesting opportunities. Irrigated crops other than cotton have been grown profitably on 'Booberoi', including small crops such as onions and broccoli. There is also a good area of grazing and dryland farming country on the property that would be well suited for the growing of forage crops for backgrounding or dryland cash cropping.
