    Beef, Aquaculture and Irrigation
    Sale of working cattle and aquaculture farm business. Total price is Walk in Walk out, i.e. sale includes all farm machinery, tools and equipment. The sale includes the profitable aquaculture business Giru Barramundi and Crayfish.
    - Location:
    Located in North Queensland's Burdekin Shire, the property is 50km south west of Townsville, and is midway between the small rural communities of Majors Creek and the sugar town of Giru.
    - Aquaculture:
    The business specialises in growing Barramundi for Fish Restocking Groups and region's farm dams, and crayfish for the local markets.
    Typically turning out 40,000 50,000 barra/yr.
    Barra fry are grown in a large fully insulated nursery shed. An outside 250,000 litre Colourbond Pioneer header tank gravity feeds fourteen 500L to 9,000L polyethylene culture tanks (inside the nursery). The sheds centrally located in-floor drain directs wastewater from the culture tanks into a below ground concrete separator tank (located outside the shed), which then flows via gravity to anyone of the three crayfish ponds.
    There are three earth crayfish ponds, each equipped with a paddle aerator. The ponds have been constructed with large diameter outlet pipes allowing rapid draining of ponds for harvesting.
    The property sale includes an undertaking given by the business owner, to provide the new owner, with sufficient training to continue the aquaculture side of business. The current owner (having a tertiary Aquaculture qualification and over 3 decades of industry experience), will provide one-on-one onsite training and up to 6 months of over the phone support (as and when required).
    - Beef:
    Breeding herd: Property is currently lightly stocked with a total 120 head Braham Drought Master Cross. It's maximum carrying capacity sits around 230 head.
    Property is divided into nine paddocks with centrally located laneway leading to cattle yards. Paddocks fenced according to soil type and are well watered with concrete troughs supplied from a 12,000 litre concrete Header Tank and bores.
    Pastures consist of Verno, Secca, Queensland Blue Grass, Eurocloa and Rhodes.
    60% of property has been cleared of Chinese Apple and Rubber Vine, the remaining 40% at rear of property is still to be done. The sale includes a Caterpillar D6 bulldozer to get the rest of the job done.
    Handling up to 150 head, the cattle yards include vet crush, adjustable loading ramp, working yard with 3 holding yards, water troughs and 10,000 litre molasses tank.
    - Irrigation:
    Includes 4 hectare spray irrigation area (hard hose travelling irrigator coupled to central line of hydrants).
    Water license to irrigate out of Sany Creek. Diesel powered centrifugal pump discharging into large diameter poly pipeline extending to irrigation area. The underground mainline has been sized to allow for future increase in area irrigated.
    - Assets include (but not limited to):
    New 2.4 m by 2.4m cold room (constructed on skid making it mobile), with storage racking.

    Two groundwater bores, each equipped with submersible pumps, supplying the stock watering system, aquaculture shed and house's laundry and toilet.
    Creek pump station, both mobile and stationary pumps located on Sandy Creek (which is spring fed from Mount Elliot National Park and flows at least 9 months of the year).
    Natural lagoon Lined with large paperbarks.
    House lawn Irrigation System. The large house yard is fully irrigated from creek with an automated, 3 bay pop up sprinkler system.
    - Solar power supply:
    Established in 2003, the property was one of Queensland's first wholly Solar Operated farms. The entire system was totally renewed and upgraded in 2022. The new arrangement boasts a substantial Standalone and Hybrid system.
    The 4Kw standalone power system (located in the machinery shed), supplies the house, machinery shed and its lithium sulphide batteries also serve to back up essential aquaculture infrastructure. Whilst a 10Kw Hybrid solar system (located on the fish shed), feeds the Aquaculture facility and cold room. Surplus power from the Hybrid system earns a return via supplying the Ergon Grid.
    Ergon Energy is used as an emergency backup supply to the Hybrid solar system, and also provides 3 phase power.
    - Homestead:
    Positioned on a gentle sloped granite hill, the homestead overlooks the property's grazing paddocks. The low set house is open planned with 3 bedrooms, an office and guest room. Providing cooling shade, the spacious western and northern verandas allow you to enjoy family gatherings or entertaining guests. The low energy house design includes full insulation, sky lighting, large windows capturing breezes from any direction, a large solar hot water system, 10 person septic system and more.
    The homestead makes use of 3 separate water supplies. Rainwater is harvested for use through the solar hot water system, kitchen and bathroom. Bore water for the laundry and toilet.
