'Argadells'
Nutrien Harcourts Port Augusta has the pleasure of offering Argadells, situated at 2641 Arden Vale Road, Quorn to the market by Registration of Interest closing on 30th May 2025.
An excellent mixed income holding of 3414 Ha, situated 27 kms north of Quorn the property fronts the Arden Vale Road in the heart of the beautiful Flinders Ranges. Delivering both a stunning location with an established tourism income plus a secure grazing enterprise featuring capital improvements that need to be seen to be appreciated.
Argadells features include a historic homestead which has been restored over the last 10 to 20 years, bringing it back to a very well-appointed homestead. Featuring a central hallway through to the open kitchen living area, leading onto a large deck with a vista of views of the Flinders. The excellent grounds area is connected to spring water irrigation with a large, paved back driveway, leading to a modern barn style shed with combustion heating and a kitchen area for outside entertaining.
The property boasts excellent tourism accommodation with the recently restored stone cottage adjacent the main homestead containing a rustic stone fire and outside entertaining area plus provision for further development. There is a fenced area with 3 cabins and a large ablution block at the back of the shearing shed with a fully equipped camp kitchen complex and powered camping sites.
The homestead complex also includes a steel framed workshop and steel framed storage shed, both connected to mains power, with a lean-to housing a cool room with butchering equipment. There is an old stone construction sheep sweat shed leading onto the three-stand woolshed on the northwest end of the complex with drafting yards for sheep and a cattle yard facility built into the yard system.
Argadells is being sold with the opportunity to take over the currently established tourism income and the incoming purchaser can take on the already booked activities the property has taken. These activities include bush camping sites plus the accommodation options around the homestead, both powered and unpowered caravan sites, school groups bookings, 4WD tracks, bush walking tracks and mountain bike trails. The main feature of all these activities is the unrestricted access to places such as Hannemann's Gorge, which has a permanent colony of rock wallabies, walking trails through South Gorge, camp sites through the elevated Flinders landscape onto Woodies Gorge and Buckaringa Gorge. The vendors recommend you visit their website for more info on this activity at www.argadells.com.au.
There is also access to the top of Mt Arden via the 4WD tracks, which offers the opportunity to take in the magnificent vista from one of the highest points in the local district from Port Augusta to Lake Torrens, Melrose to the Horseshoe range and up to the Elder and Wilpina ranges.
One of the main features of Argadells is the secure water system with a pipeline from the springs north of Hannemann's Gorge delivering water to a 20,000 Gallon header tank on the top side of the Gorge with a gravity fed pipeline system for the entire property. This system is also backed up with a bore at the woolshed with a 240v submersible that if needed, can pump water back up the system to the Hannemann's tank. The property also has 2 bores, 6 earth dams and rainwater systems which support and provide a reliable back up to the gravity pipeline system ensuring a constant water supply to the entire property.
The alternate income stream that Argadells offers is sheep grazing. Historically running 1200DSE, the property is split into 9 main paddocks. The ranges are fenced along the foothills as one area for dry sheep and the front of the property fenced into 8 main paddocks and 2 holding paddocks which have all been well maintained through a fencing replacement program starting in 2005, with mainly 5 and 6-line prefabricated wire and barb. There are areas of the front country that has been cropped in the past when there have been favorable seasonal conditions. The paddocks are all watered off the pipeline system for ease of management.
The vendors have also consistently harvested range land goats off the property and have averaged 600 head sold off on an annual basis.
To summarise, Argadells is a property type that doesn't come to the open market very often and has the benefit of untapped income from the tourism side of the business. Inspection of the property is highly recommended, as words do not do this property justice.
