There's a lot on offer here for a reasonable price. With a little imagination and some hard work you will have a fabulous home to share with family and friends.
Let's start with the land. It's definitely not in prime condition at the moment, at the end of such a long hot summer but there's still water in the dams. There are 5 dams in total, plus 3 seasonal creeks, with the land divided into 4 paddocks with magnificent old gums and more recently planted tree belts providing shade and shelter. There is a hay shed and basic timber stockyards. The horse arena and round yard fencing are not included in the sale but can be negotiated separately with the owner of the panels or removed prior to settlement.
The house block is securely fenced for small children and dogs and a bore reliably supplies water to keep the lawns nice and green. Inside there's the front living room with view of The Paps and an open fireplace plus a huge family room with combustion wood fire. The open plan kitchen is clean and functional but probably not going to feature in any design magazine anytime soon. That's pretty much the theme of the whole house. The master bedroom is huge and boasts lovely views as well as a basic ensuite and walk in robe. The other 3 bedrooms and main bathroom are in a separate zone at the other end of the house plus there's a study (or potential 5th bedroom) off the family room.
And then there's the pool!! It's pretty big, 65,000 litres of salt water to be exact. The adjoining 'pool house' has basic bathroom facilities and it wouldn't take much to upgrade this area to create an amazing space for outdoor entertaining.
It's so peaceful and private here but the booming High Country town of Mansfield is only 10 minutes drive. There's a school bus service and a short cut to get to Mt Buller for first tracks. Make sure to get home in time to watch the sunset behind The Paps. The views over the Mansfield Valley are amazing!
