9611 Mitchell Highway is a quality parcel of Bell River country that has been developed for irrigation and off season livestock production. The irrigation licence of 140 mgl allows for the production of lucerne hay on a desirable parcel of land close to Wellington.

The country is flat to slightly undulating of Bell River Flats, being highly productive river country. Pastures are mainly lucerne, phalaris, clover and ryegrass with the majority being lucerne used for hay production. Fencing into two paddocks plus a shed/ hay storage paddock that is mainly hingejoint with some netting, in good order. Irrigation water is supplied by an electric pump equipped well that has a licence of 140 mgl. The irrigation supply is pumped to 6" mains that provide Hard Hose Irrigator connection from 8 hydrants. Stock water is provided from the well by an electric pressure pump that is connected to two troughs and a 1,500 ltr and 1,000 ltr header tank. Original timber was River Gum and Kurrajong.
Improvements include an 18m x 18m steel framed, semi enclosed hay shed with three phase power and a 20 KVA solar system; Igloo machinery shed with two 40ft container sides, approx 13m x 13m; cabin/storage container with power and water; 22,700 ltr rain water tank that supplies the cabin and sheds via a pressure pump.
