The Property comprises a productive balance of quality soils, first class working improvements and an attractive supplementary income from a renewable energy lease. TOPOGRAPHY & SOILS
The Property presents an easterly aspect with elevation rising from 813* Above Mean Sea Level (AMSL) rising to 893* metres. Topography is mainly gently undulating with rolling hills. Soils comprise a combination of red basalt and granite soils with areas of shale.
SCOPE OF CURRENT ENTERPRISE
Walwa Homestead (the Property) is home to the renowned Walwa Merino Stud and has a long history of producing wool, lamb, and beef.
The current sheep enterprise encompasses a self-replacing merino flock (1,616* ewes), first cross ewe flock (500 ewes), merino wethers (800* head), mixed sex hoggets (562* head) plus stud stock comprising 300* merino ewes and 100* Merino Rams.
The cattle enterprise comprises 110* mature age cows, 90* heifers, 94* mixed sex weaners and 12* bulls.
RENEWABLE ENERGY LEASE (WIND TURBINES)
Situated on the Property are 13 wind turbines which are part of the Gunning Wind Farm. The wind turbines line the escarpment to the west of the Property. The current lease term expires in 2038*.
PASTURES & CROPPING
Currently, 540* hectares of the Property is pasture improved, with scope to increase this area by a further 125* hectares. Improved pasture varieties comprise a productive blend of fescue, cocksfoot, rye grass and sub clover varieties. The balance of the pastures comprise native perennial grass and clover pastures.
Forage cropping has recently been incorporated into the paddock rotations with 43* hectares of grazing canola and 34* hectares of oats.
Pastures and crops receive regular fertiliser and lime applications when required.
WATER & RAINFALL
The Property is well watered from 27* surface dams including a large feature dam ideal for recreational purposes. A number of natural water courses and springs supply additional water.
Rainwater tanks supply sufficient potable water for the homestead, managers residence and cottage. Garden water is pumped from the large feature dam and supplies water to all buildings.
A large 80,000* litre tank on the shearing shed supplies water for the shearing shed, sheep and cattle yards plus holding yards.
