    KEY INVESTMENT HIGHLIGHTS:
    Comprising a total land area of 34,523ha*, across two contiguous aggregations; and a grain handling facility, within a 4km* operating radius of the farming enterprises - known as Merrowie (32,778ha*), Sunland (1,738ha*) and Merrowie Grain Facility (7ha*) respectively.
    Extensively developed to 195ha* of precision GPS-levelled bankless channel irrigation; 5,244ha* of laser-levelled flood irrigation; 2,966ha* of lateral move and centre pivot (overhead) irrigation and 3,323ha* of dryland cropping.
    Recent development of 450ha* of almond orchard, with an additional 335ha* earmarked for future development to almonds/pistachios, of which 250ha* has already been significantly developed in preparation for almond tree planting in 2025.
    Complemented by 18,949ha* of grazing; 2,443ha* of support land and 611ha* of water storage.
    Underpinned by 35,938ML* of highly secure water entitlements, comprising 16,819ML* of Lower Lachlan Groundwater, 295ML* of High Security Lachlan Regulated River water and 18,592ML* of General Security Lachlan Regulated River water, as well as 232ML* of stock and domestic water.
    Located in a highly productive agricultural region, close to major highways, an integrated grain handling and storage facility, third-party grain receival sites, cotton gins, saleyards, feedlots, abattoirs, almond processing infrastructure and support services.
    Significant investment has been made to develop the productive capacity of the Aggregation, including the conversion of dryland areas to irrigation land, with extensive portions now irrigable.
    More than 25,000t* of winter crops; 15,000t* of beetroot and sweet corn; 33,000* bales of cotton and 290* bales of wool produced across the Aggregation in 2024; with commercial almond production having commenced in 2025.
    Diverse income streams across a range of commodities with favourable dynamics, through the production of grains, vegetables, cotton, almonds, wool and beef.
