The Colignan Portfolio comprises three adjoining, high-quality, mixed horticulture holdings with significant additional areas suitable for development and three separate river pump sites.
The three farms are known as 'Castles Crossing', 'Coligan' and 'Kulkyne' and are situated between Nangiloc and Colignan in the Sunraysia region of Victoria, 45 kilometres (approx.) southwest of Mildura.
"Castles Crossing"
A well-developed property totalling 159 hectares (approx.) with 144 hectares (approx.) of orchard planted to:

• 36ha oranges
• 8ha mandarins
• 3ha lemons

The Cattles Crossing farm has an Annual Use Limit of 1,730 megalitres and its own pump site. Buildings include three residences (one is used as a site office), two machinery sheds, filtration shed and chemical shed.
"Colignan"
The Colignan farm is a 164-hectare (approx.) property which presents as an exceptional development opportunity with over 40% of the land ready for plantings, with some land having existing irrigation infrastructure in situ. Existing orchard comprises 32 hectares of almonds, 8 hectares of mandarins and 5 hectares of oranges.
Annual Use Limit of 1,225 megalitres and structural improvements include two residences, two machinery sheds, workshop, cool room, fertiliser shed and other farm shedding.
"Kulkyne"
Kulkyne spans 88 hectares (approx.) planted to 56 hectares of orchard with 17 hectares ready for development. Orchard plantings comprise 33ha of almonds, 21ha oranges and 2ha of mandarins.
Annual Use Limit of 957 megalitres and structural improvements comprise a residence and various farm shedding.
Combined the portfolio totals 411 hectares (approx.) planted to 239 hectares and offers scale, ideal topography and soil types and strategic positioning.
The three farms are being sold individually or as an aggregation by Expressions of Interest, with First Stage Non-Binding Indicative Offers due by 2pm (AEST) on Friday 30 August 2024.
