EU BREEDING & BACKGROUNDING - EXTENSIVELY DEVELOPED - WELL GRASSED - SECURE WATER - PARTIALLY STOCKED
Purchasing the property over 20 years ago in an under-developed state the current owners have embarked on an extensive and targeted development program which has turned Kallanda into the productive asset it is today. Water security and fencing have been and continue to be the main focus of these efforts and although there is always more you can do; the property now has 35 secure water supplies, 19 paddocks and sustainably runs a mixed herd of over 2300 mixed cattle.
It comprises of 27,700 hectares in a single Rolling Term lease. The expansive homestead complex is located by road approx. 235km north of Charters Towers, 90km west of Ingham, 145km from Greenvale and 95km from the sealed Gregory Development Road at the Clarke River Bridge and is 16km from the formed gravel Mt Fox Road.
This EU accredited property is well suited to breeding and backgrounding and would integrate well into a larger breeding operation or as the supply hub for a backgrounding/fattening operation. The infrastructure at the homestead complex ensures comfortable living for the owner occupier or their management team.
The property has a locked in PMAV for an area approximately 548 hectares in size and is made up of undulating to flat country with stronger alluvial and darker soils. Most of this area has been either selectively cleared or treated. The balance area is described as undulating into hills with river flats and hollows with extensive areas of open and semi-open country throughout. There are many traversing waterways with strong alluvial soils adjacent.
The mix of alluvial, strong dark and granite type soils carry an established stand of improved and native pastures with stylos. Ironbark and gums are the predominant timber throughout with Wattle and Quinine and Spinifex on the harder ridges. There are areas of the property that have Heart-leaf but are still utilised, noting these identified areas are only over a portion and not its entirety. The area that it is most prevalent is fenced into a separate paddock.
All areas utilised currently are fenced with the boundary having been Velpar and pelleted with Graslan. Internally it is fenced into 6 main paddocks, 6 smaller and 7 smaller management/holding paddocks, with an area of approximately 4,600 hectares not currently used by the owners. This unused area is partially fenced but this has not been maintained at this point due to the targeted capital works program starting from the nearest parts to the homestead complex and working away from there.
The focus on a secure water supply has resulted in the property service by 2 bores, 29 dams, 1 spear, many permanent water holes, 1 spring and countless semi-permanent and seasonal holes in the traversing waterways. All main and smaller paddocks have multiple water sources to supplement requirements and ensure supply through varying seasons.
Structural improvements in the homestead complex include the very comfortable 4-bedroom main house with open verandas set in established gardens, self-contained 2-bedroom quarters/guest accommodation with breezeway & attached 6 and 2 bay carports. There is also the large high roof 3 bay truck shed with additional full width bay for the workshop. The main cattle yards are of railway line posts with timber rails and estimated to have a 1200 head capacity with established shade trees and water connected and is fully serviced. Adjacent to the yards is a large 7 bay machinery/hay/lick shed with 3 drive though bays. The second fully serviced cattle yard will comfortably work 500 breeders. There is a new dirt airstrip located nearby to the homestead complex.
Kallanda has experienced an above average wet to date and presents with a strong stand pasture and stylos. In line with current management practices the property is always conservatively stocked to ensure there is continued improvement in the overall quality of pastures. With the varying soil and pasture types, rain is beneficial at any time of the year. The vendors long term estimate of carrying capacity without further development is in line with their existing conservative stocking practice and is between 2400 & 2600 AE's seasonal dependent, noting under current management this has been maintained for an extended period through varying seasonal conditions.
The property is being sold partially stocked with over 520 very good quality brahman breeders and replacement heifers, providing an opportunity for any purchaser to relocate additional cattle if required. These cattle were born and bred on the property are testament to the excellent job the country will do. These cattle have an excellent reputation for their quality and production capabilities, know the run, are suited to the conditions and would be a valued addition to any herd. The owners estimate is that the property will sustainably run 1750 breeders & followers plus 300 replacement heifers and is offered to the market partially stocked with over 520 highly regarded cattle. A list of plant and equipment to assist with operations will be sold with the property.
